Job Description
Responsibilities
- Plan, schedule, and supervise daily ACMV maintenance activities; lead diagnosis of complex and recurring HVAC faults through root-cause analysis and ensure PPM and corrective work are executed on time and to standard.
- Plan and program-manage HVAC upgrading, retrofit, and tuning works from scoping through commissioning and handover; verify that all works comply with drawings, specifications, design intent, and statutory standards (DOSH, BOMBA, UBBL).
- Review HVAC system performance data (chiller efficiency, energy consumption, indoor air quality), analyse maintenance costs, and drive initiatives to improve efficiency, reduce operating cost, and increase manpower productivity.
- Supervise, coach, and appraise HVAC technicians; manage HVAC service contractors including scope-of-work, SLA adherence, work verification, and vendor performance review.
- Conduct regular site audits with the Site Team; continuously resolve quality, health, safety, and environmental issues to ensure full compliance with regulations, certifications, and UEM Edgenta policies.
- Maintain accurate equipment registers, statutory certificates, and CMMS data; prepare technical reports, incident reports, and improvement proposals for management and client review.
- Act as the technical point of contact for the client on ACMV matters — attend meetings, address complaints professionally, communicate planned works in advance, and support the Facility Manager with presentations and operational analysis.
- Support cost and vendor management processes including invoice review with Finance, monitoring of payment collection updates, and identification of new business opportunities with internal stakeholders; undertake other duties assigned by management from time to time.
Requirements
Education
- Bachelor's Degree in Mechanical Engineering, Building Services Engineering, or equivalent.
Experience
- Minimum 3–5 years in property or facilities management, with demonstrable hands-on HVAC/ACMV experience in high-rise residential, commercial, or mixed-development properties.
- Prior supervisory experience leading a small technical team.
- Experience with chilled-water plants and BMS/BAS platforms preferred.
Technical Knowledge
- Strong understanding of ACMV design principles, system commissioning, and energy performance.
- Able to interpret M&E drawings, single-line diagrams, and specifications.
