Building Plans Examiner

We are currently seeking a talented and experienced Structural Inspector and Plans Examiner to join our team of professionals. This position offers great opportunity for dynamic, motivated self-starters to work on a variety of work assignments. JOB REQUIREMENTS:
- Review residential, commercial, industrial, and multi-family construction plans for compliance with applicable building codes, ordinances, and regulations.
- Examine architectural, structural, mechanical, electrical, plumbing, and related construction documents as assigned.
- Review permit applications, specifications, engineering calculations, reports, and supporting documentation for completeness and code compliance.
- Identify deficiencies and provide correction comments to contractors, architects, engineers, and applicants.
- Interpret and apply the Florida Building Code, Miami-Dade County amendments, accessibility requirements, life safety codes, and local ordinances.
- Coordinate with contractors, developers, architects, engineers, and municipal staff throughout the permitting and review process.
- Maintain accurate records of plan reviews, approvals, corrections, and permit documentation within electronic permitting systems.
- Respond to technical questions related to code compliance, permitting requirements, and construction standards.
- Participate in project meetings and discussions regarding plan review comments and permitting issues.
- Ensure timely processing of permit applications in accordance with departmental procedures and review timelines.
- Stay current on code updates, regulatory changes, and industry standards.
- Perform other related duties as assigned.
SKILLS:
- Ability to read and interpret construction drawings, specifications, engineering calculations, and technical documents.
- Knowledge of construction methods, permitting procedures, and code compliance processes.
- Strong understanding of residential and commercial building systems and construction practices.
- Ability to interpret and apply technical codes, regulations, and ordinances accurately and consistently.
- Strong written and verbal communication skills with the ability to communicate technical information clearly and professionally.
- Excellent organizational skills and attention to detail.
- Ability to manage multiple projects and deadlines in a fast-paced environment.
- Proficiency with Microsoft Office and electronic permitting/software systems.
- Ability to establish and maintain effective working relationships with contractors, consultants, municipal staff, and the public.
CERTIFICATIONS AND EXPERIENCE:
- FL Inspector License in Building required
- FL Plans Examiner License in Building required
- FL Certified General Contractor's License required
- 3-5 years combined experience in building department field inspection and plans examiner duties.
- High school diploma or equivalent.
- Acceptable driving record.
PHYSICAL REQUIREMENTS:
Mobility & Movement:
- Frequent walking, standing, climbing, bending, stooping, crawling, or kneeling to conduct inspections.
- Ability to climb ladders, scaffolding, or unfinished stairways to access roofs, attics, crawl spaces, and other elevated or confined areas.
- Occasional lifting, carrying, or moving objects up to 25–50 pounds (e.g., inspection tools, plans, or small equipment).
Vision & Hearing:
- Visual acuity sufficient to read construction plans, technical documents, and observe construction details.
- Ability to detect safety hazards and defects through visual and auditory inspection.
- Hearing sufficient to communicate with contractors, workers, and the public in noisy environments.
Manual Dexterity:
- Use of hands and fingers to handle tools, operate inspection equipment, and use computers/tablets for reporting.
Work Environment:
- Work performed in both office and field settings.
- Exposure to outdoor weather conditions (heat, cold, rain, snow) and construction site environments (noise, dust, uneven terrain).
- Frequent driving between inspection sites and company locations within a region.
