Role Overview

 

As the Compliance Specialist, you’ll ensure affordable housing compliance for the property by maintaining regulatory accuracy, supporting audits, and serving as a subject matter expert across applicable housing programs.

Compliance Oversight & Regulatory Expertise

  • Oversee and maintain affordable housing compliance for assigned affordable housing property.
  • Serve as a subject matter expert on affordable housing regulations, including LIHTC, Project‑Based Section 8, Tax‑Exempt Bonds, and HOME.
  • Monitor regulatory and policy changes and ensure timely implementation of compliance requirements.

Application Processing & File Management

  • Guide potential residents through the additional qualifications and verification necessary for the affordable housing leasing process with confidence and care, making it a stress-free, and enjoyable journey that reinforces our brand promise of better living.
  • Stay organized and disciplined to ensure timely follow-up and consistent engagement.

Rent, Income, & Program Administration

  • Establish and maintain compliant rents, income limits, and utility allowances.
  • Ensure accurate, complete, and timely compliance reporting by maintaining reliable tenant, rent, and eligibility data used for internal tracking, agency submissions, and stakeholder reporting.

File Review & Audit Readiness

  • Conduct file reviews to confirm eligibility, documentation accuracy, and ongoing regulatory compliance.
  • Prepare for and respond to agency file and physical audits, including follow‑up documentation and corrective actions.

Partnerships & Training

  • Partner with property management teams to identify compliance risks and implement adjustments.
  • Maintain effective working relationships with housing agencies, contract administrators, investors, and syndicators.
  • Provide guidance and training to onsite associates on affordable housing compliance requirements as needed.

Professionalism & Brand Alignment

  • Maintain integrity, accountability, and reliability in all aspects of performance.
  • Maintain a polished, approachable presence that reflects our premium brand standards in every interaction.

 

Qualifications

 

  • Minimum of 3–5 years of experience in affordable housing compliance.
  • Demonstrated experience with LIHTC compliance; experience with Project‑Based Section 8, Tax‑Exempt Bonds, and HOME preferred.
  • Experience responding to agency file and/or physical audits.
  • Experience completing required affordable housing agency reporting.
  • Strong knowledge of federal, state, and local affordable housing regulations.
  • Ability to maintain accurate compliance data and documentation across systems and reports.
  • Strong organizational skills with the ability to manage multiple priorities and deadlines.
  • High attention to detail with strong analytical and problem‑solving skills.
  • Effective written and verbal communication skills.
  • Ability to work independently and collaboratively with cross‑functional teams.
