Job Description
Core Outcomes
General Maintenance & Repairs
Responsible for the repair and maintenance of inside and outside the building including gardening, landscaping, pest control, etc.
Coordinate / assist in routine ground maintenance, parking areas, driveways, etc by cutting, trimming, sweeping, etc.
Schedule and oversee sub-contract inspections and work with the General Manager on recommendations.
Coordinate and/or perform routine and minor repair of all building and equipment including plumbing, drywall repair, carpentry, mechanical, etc (Major repairs typically performed by contractors)
Monitor and as necessary replace/repair lighting fixtures, call lights, exit lights, parking lot and outside facility lighting, etc.
Complete and/or review daily, weekly, and monthly checklists on building equipment maintenance procedures and ensure accurate and current records of scheduled maintenance procedures.
Ensure Preventative Maintenance Check Sheets and Schedules are followed and provide recommendations for revision to appropriate Management.
Schedule job activities so they can be accomplished with the work day; prioritize activities appropriately.
Respond to / coordinate emergency maintenance requests as required.
Coordinates and assists with renovation / remodelling of buildings; repairs plaster and drywall; painting.
Perform / coordinate outside custodial duties such as snow and ice removal from walkway.
Monitor and maintain appropriate temperatures of all heating and cooling thermostats.
Service heating and cooling units/systems within compliance and as specified by the manufacturer.
Perform, document, and follow up on regular visual checks of all rooms, including storage and boiler rooms for ceiling leaks.
Report equipment malfunctions or breakdowns as instructed.
Provide recommendations and obtain estimates for supplies, repair parts; order parts as needed and approved.
May be required to perform housekeeping duties in high places and in mechanical areas.
Resident Safety:
Perform all duties in a manner in which resident safety is the focus.
Report any unsafe activities that may cause harm or injury a resident.
Educate other co-workers/colleagues on the proper safety techniques when there is a possibility of endangering a resident.
Observe and correct any unsafe behavior demonstrated by the residents.
Promote health & safety awareness at all times to all employees, residents, and families.
Ensure compliance of rules and regulations for safe work practices, identifies, corrects and/or reports unsafe working conditions; effectively use identified hazards or unsafe practices as a learning experience and training opportunity for self and others.
Participate in staff meetings, safety, PIR, and other committees, and quality improvement activities.
Receive direction from and participate in corporate initiatives regarding safety and PIR.
Keep work areas free of hazardous conditions (eg. Grease/oil spills, excess supplies, and equipment etc).
Attend and participate in in-service educational classes and on-the-job training programs.
Ensure training of self and others as appropriate is received in Building Operations, Fire and Safety, Occupational Health and Safety, WHMIS, and general safety.
Maintain knowledge and demonstrate compliance of AgeCare and community policies and procedures.
Reports any injury of self or others to supervisor immediately.
Other duties as assigned.
Qualifications
Education
General knowledge of electrical, plumbing, with good understanding of boiler and furnace systems.
Must be able to effectively communicate in English, both orally and in writing
Experience
Prior experience with plumbing, mechanical systems, painting, and general maintenance.
Prior experience in working supervisory role a definite asset.

Physical Demands
Job requires a significant amount of sitting, standing, reaching, walking, lifting, and transferring.
Ladder and scaffolding usage.

Health and Safety Risks
Physical:
Lifting and moving objects, working with equipment, climbing ladders. o Significant degree of sitting, walking, standing and written work. Strain on shoulders, neck and back.
Awareness of repetitive strain injuries.
Exposure to stressful situations in the workplace.
Chemical:
Exposure to noise, dust, hot water, fumes from paint, exposure to electrical shock, potential exposure to asbestos.
Biological:
Exposure to illnesses common to communal living environments (Influenza, colds, GI illnesses, other bacteria & viruses).

Slippery floors, working alone (or in isolation) and traveling to external meetings.

Occupational Health and Safety Responsibilities
Is responsible for own health and safety by complying with all policies and procedures.
Participate in the Occupational Health and Safety Program.
Attend health and safety training and education sessions.
Report all incidents, injuries, and illness to Supervisor immediately.
Report all substandard practices, conditions, and potential hazards.
Work within the Occupational Health & Safety Legislation: specific job responsibilities, daily identification of hazards and controls as required.
Complies with H&S documentation (Hazard ID forms, including Near Misses; Employee Unusual Incident Investigation Reports); the use of PPE (gloves, gowns, masks).
Ensure equipment is maintained in good working order.
Use and operate equipment in a safe and proper manner and for the intended purpose, according to policies and procedures, telephone, resident care equipment mechanical lifts, tubs, bathing supplies & equipment; medication carts, care carts, Dining Room chairs and feeding tables, wheelchairs, Broda chairs, walkers, vital sign equipment (blood pressure cuff, stethoscope, thermometer), feeding utensils & dishes.
Refuse unsafe work.
Hours of work: 8am-4pm (Tuesday & Thursday)
