Responsible for ensuring the efficient operation and maintenance of all HVAC, mechanical, electrical and plumbing equipment and systems for the assigned property(s). Responsibilities include (but are not limited to) maintaining a clean and safe working environment, performing rounds and inspections, conducting routine assessments, performance of day-to-day preventive and corrective maintenance, painting, and light housekeeping for assigned properties.Job Description
Site Responsibilities:
- Provide comprehensive support and solutions for internal customer requests.
- Collaborate with customers, IT, security, facilities teams, and landlords.
- Oversee site contractors to maintain and repair equipment under service agreements.
- Propose cost-effective solutions for identified needs to company management.
- Ensure all maintenance and repairs comply with OSHA, EPA, and NFPA regulations, as well as internal EHS protocols and ADI quality control standards.
- Act as a first responder for mechanical and other facilities system failures, ensuring minimal disruption to operations.
- Maintain an inventory of spare parts and critical system components to reduce downtime using ADI processes and tools.
Specific Tasks:
- Coordinate with various departments for project planning and problem-solving.
- Familiarity with architectural, civil, structural, mechanical, electrical, plumbing, hazardous materials, and fire safety systems.
- Gather Request for Proposals (RFP) documents, including drawings and scopes-of-work.
- Solicit bids, conduct job walks, receive, and evaluate proposals.
- Submit proposals to the ADI Manager or Facilities Coordinator responsible for the site.
- Coordinate with contractors as necessary.
- Prepare punch lists, conduct site audits, and ensure completion.
- Provide weekly reports to the ADI facilities manager on site activities.
- Demonstrate excellent electro-mechanical skills.
- Use test and measurement equipment for flow, pressure, current, voltage, etc.
- Troubleshoot temperature and humidity issues.
- Troubleshoot, repair, and service HVAC, CDA, compressors, filters, dryers, vacuum systems, and control systems.
- Available for some overtime and on-call duties if necessary.
- Work outside of normal business hours periodically when maintenance is required.
- Monitor and adjust Building Management Systems (BMS) to optimize performance across HVAC and compressed air systems.
Additional Responsibilities:
- Troubleshoot and repair refrigeration systems.
- Troubleshoot and repair low voltage controls/electronics using volt-ohm, amperage, and related meters.
- Maintain process vacuum systems.
- Utilize Computerized Maintenance Management Systems (CMMS) to log repairs, track maintenance trends, and generate reports for management.
Job Requirements:
- Two-year technical degree or equivalent, with a minimum of 3 years of experience.
- Proficiency in speaking, reading, writing, and understanding English.
- Understanding of governmental regulations for environmental, health, and safety.
- Proficient computer skills, including Excel, Word, PowerPoint, and Smartsheets.
- Strong interpersonal skills, ability to multi-task, and thrive in a fast-paced, fluid environment.
- Quality and safety-oriented.
- Self-starter with the ability to work with minimal supervision.
- Flexible working hours to meet occasional company needs.
Physical Requirements:
- Balancing: Maintain body equilibrium to prevent falling when walking, standing, or crouching on narrow, slippery, or erratically moving surfaces.
- Bending and Stooping: Bend body downward and forward by bending the spine at the waist.
- Climbing: Ascend or descend ladders, ramps, and other devices using feet and legs and/or hands and arms. Body agility is emphasized.
- Climbing Stairs: Ascend or descend stairs to gain access to a building or move from one floor to another.
- Carrying: Physically transport items from one location to another.
- Kneeling: Bend legs at knees to come to rest on one or both knees.
- Lifting: Raise objects from a lower to a higher position or move objects horizontally from one position to another.
- Pushing: Use upper extremities to press against something steady to thrust forward, downward, or upward.
- Able to lift 50 pounds.
- Walking: Move about on foot, particularly for extended periods.
Routine Job Duites:
- Perform assigned Mechanical Electrical and Plumbing (MEP) PM’s for site Equipment, including HVAC equipment and compressed air systems (compressors and dryers).
- Address assigned work orders/tickets on ServiceNow (example adjust door closers, relocate employees, modify cubicles, set up ergonomic equipment, paint walls, light plumbing, floor repairs, reconfigure cubicles, etc.).
- Clean and repair break room appliances.
- Replace ceiling tiles as needed.
- Manage universal waste, recycle accordingly.
- Install, remove, replace, or adjust door hardware (Knob, closer & hinges).
- Repair carpet and flooring.
- Patch and paint walls.
- Open to other assignments and responsibilities.
- Put together and deliver new hire kits.
- Inspect, replace parts or materials, track maintenance and services to all AED defibrillators on monthly or as needed basis.
- Assemble office furniture.
- Assemble cubicle partitions.
- Deliver name plates as needed.
- Plumbing in restrooms and breakrooms. (Faucets, toilets, urinals, sensors, valves, diaphragms, hoses, etc.)
- Relocate cubicle or office contents.
- Assist in construction/remodels of building space.
- Maintain HVAC systems for the site.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.
The company will not pay less than minimum wage for this role.
The compensation for the position is: $31.45 - $37.00
