Job Description
We are seeking a highly organised, detail-oriented, and proactive professional to join our team, primarily focused on design compliance, council submissions, and regulatory coordination.This role plays a critical part in ensuring that all architectural deliverables are accurately documented, compliant with statutory requirements, and efficiently submitted and tracked through relevant authorities.
The successful candidate will work closely with internal stakeholders and external partners, requiring strong administrative discipline, excellent record-keeping abilities, and clear, consistent communication to ensure projects are delivered in line with business objectives, regulatory frameworks, and brand standards.
Responsibilities
Architectural Design
Contribute to the planning, design, construction, testing, communication, evaluation, and implementation of architectural solutions.
Construction Advice
Provide professional advice relating to construction regulations and best practice with regard to the maintenance, alteration, and construction of buildings.
Building Surveys
Undertake building and technical surveys, with support and guidance from experienced surveyors, to determine the building condition and identify defects and associated risks. Includes conducting a wide range of surveys on complex sites.
Personal Capability Building
Develop own capabilities by participating in assessment and development planning activities as well as formal and informal training and coaching. Develop and maintain an understanding of relevant technology, external regulation, and industry best practices through ongoing education, attending conferences, and reading specialist media.
Key Responsibilities
Prepare, coordinate, and submit council plans to relevant authorities:
±90+ retail store submissions annually
±30+ commercial office submissions annually
Manage and track submission processes, ensuring all applications are:
Complete and compliant
Submitted within required timeframes
Monitored through to approval and OC stage
Maintain accurate records and documentation, including:
Submission registers
Approval statuses
Correspondence with municipalities and landlords
Ensure strict compliance with:
SANS & NBR regulations
Municipal by-laws and statutory requirements
Organisational standards and brand guidelines
Act as a key liaison between:
Municipalities
Landlords
Internal project teams
Ensuring clear, professional, and timely communication at all times
Manage multiple deadlines and priorities, ensuring deliverables are met consistently and efficiently
Facilitate the space planning layouts for:
Retail banking branches
Commercial office fit-outs
Interpret design briefs and headcount requirements into accurate, compliant working drawings
Conduct SAPOA measurements and site surveys when required
Collaborate with internal teams including:
Project Managers
Leasing and Legal departments

Reporting to the Property Architecture Compliance Manager
Strong administrative and organisational capability, with a focus on:

Tracking and reporting

Engage professionally with external authorities
Keep stakeholders and management consistently updated
Follow up proactively on approvals and outstanding items
Solid understanding of:
SANS and National Building Regulations
Occupational Health & Safety requirements
Highly detail-oriented, with a strong commitment to accuracy and compliance
Proactive, solutions-driven mindset, able to anticipate risks and delays in submissions
Ability to work independently while contributing effectively within a team
Strong coordination skills with the ability to manage high volumes of submissions simultaneously
Minimum Requirements
Matric
Registered with SACAP as Senior Architectural Technologist (Professional)
Minimum of 2 years’ experience as a Senior Architectural Technologist in retail store or commercial office interior design
Retail store design experience
Commercial office interior space experience
SAPOA measurement knowledge
Strong working knowledge of SANS 10400 Regulations
Proven council submission experience
Strong administrative, coordination, and organisational skills
Understanding of town planning laws (advantageous)
Computer proficient: Revit, AutoCAD, InDesign, Excel, MS Word, Adobe programs
Own transport and valid driver’s licence
