Are you a maintenance leader who enjoys developing teams, solving complex property challenges, and creating an exceptional living experience for residents? Morgan Properties is seeking a Service Manager to lead maintenance operations at a 324-unit apartment community in Columbus, OH.
In this role, you'll be responsible for driving the overall success of the maintenance department, ensuring the community is maintained to the highest standards, and fostering a culture of accountability, teamwork, and continuous improvement. As the Service Manager, You Will:
Lead, coach, and develop the maintenance team while promoting a collaborative and positive work environment
Oversee service requests, preventative maintenance programs, apartment turns, and capital improvement projects
Troubleshoot and provide guidance on HVAC, plumbing, electrical, appliance, carpentry, and general maintenance repairs
Partner closely with the Property Manager to ensure the community meets operational, budgetary, and resident satisfaction goals
Establish maintenance priorities, assign work, and monitor progress to ensure timely completion of tasks
Manage maintenance inventory, supplies, and vendor relationships while identifying cost-effective solutions
Conduct routine property inspections to maintain curb appeal, safety standards, and overall community appearance
Ensure compliance with company policies, safety procedures, and applicable regulations
Coordinate emergency response efforts and participate in the rotating on-call schedule as needed

Compensation & Incentives:
Base Pay: $29.00 - $32.00 per hour
Up to 50% Rent Discount
Property Staff Shared Renewal Commissions
Morgan Essentials: $300 quarterly

Hours & Schedule:
Monday – Friday- 8 AM- 4:30 PM
Participation in the rotating on-call schedule required
Must be available to respond to emergency situations as needed
What We'll Expect From You:
Previous maintenance leadership or supervisory experience in multifamily housing, facilities, or property maintenance
Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and preventative maintenance
Ability to motivate, develop, and hold team members accountable
Strong organizational, communication, and problem-solving skills
HVAC/EPA certification preferred
Valid driver's license, reliable transportation, and ability to support business needs as required
