Your role at a glance

As an APAC Development team at NTT GDC APAC, you will play a pivotal role in evaluating and executing opportunities related to real estate and partnership. Your analytical prowess, financial expertise, and market insights will significantly contribute to the success of our investment initiatives.

What we are looking for

Key Responsibilities

• This position is responsible for managing site acquisition from land identification to pre-construction of Data Centers, including hands on site development works on power, water, fiber etc.
• Leading entitlement and post-closing activities as well as managing all pre-development work for NTT GDC APAC recent acquisitions. Key activities include partnering with the internal teams to track all required entitlement actions (by owner or seller), post-closing obligations, and manage the incentives process.
• Work closely with external parties, including landowners, Government authorities to ensure the site meets the Data Center requirements.
• Manage the procurement and granting of easements on behalf of NTT.
• Establish a land management program to ensure a clean handoff between the Global Infrastructure Development team and the Construction team.
• Serve as NTT's representative in call covered land situations.
• Partner with the Front-End Planning team on all pre-development work from planning, design, permitting, etc. Partner with the Power Team to ensure energization timelines are maintained, site is energized on time. Bring on alternative generation sources as project demands.
• Monitor the development & construction process to ensure project timelines are maintained and that the financial implications of decisions are understood by key stakeholders.
• Provide ongoing updates to leadership and key stakeholders on all projects.
• Ensuring that while in control of the Global Infrastructure Development team financial performance is consistent with business expectations / business case
• Closely interact with other NTT business functions eg. Network, finance, Power etc.
• Manage the due diligence process, including overseeing legal, tax, and commercial diligence advisors
• Learn and follow the dynamics of the Data Centers & digital infrastructure sectors
• Build relationships with country teams, as well as external advisors and industry experts
• Review agreements and contracts related to acquisitions
• Draft and present oral and written materials to management
• Develop and support operational initiatives within portfolio.

Academic Qualification & Certifications

• Bachelor’s degree in finance, business, economics, real estate, or a related discipline.  

Required Experience

• 7 – 10 years of professional experience, preferably in a leading DC operator or Hyperscaler.
• First-hand experience and practical exposure to the real estate transaction process.
• Demonstrated networks with real estate developers, landowners, and brokers/intermediaries, particularly across the APAC region.
• Excellent proficiency in English, with additional language skills considered an advantage in supporting regional business interactions.
