What this opportunity involves:
We are seeking an experienced Finance Manager to lead financial and management reporting across one of our premium A-grade purpose-built asset in the inner Melbourne CBD with excellent tram accessibility.
This role offers the opportunity to take ownership of financial operations for the asset, working closely with the General Manager and broader property management team.
This is a part-time position (22.5 hours / 3 days per week). The role offers hybrid working arrangement, with 2 days per week required on-site to effectively collaborate with the team and tenants on strategic financial initiatives.
Key Responsibilities:
- Financial Reporting: Prepare monthly, quarterly and annual reports for property owners including budgets, forecasts, KPIs, and lease analysis
- Month-End Management: Process month-end close, review general ledger entries, complete GST reviews and ensure accurate financial reporting
- Quarterly Asset Planning: Coordinate the quarterly forecasting process, organize pre-forecast meetings, and prepare comprehensive Asset Plan packs within required deadlines
- Budget Preparation: Lead the annual property budget process and support the team through internal and owner budget review meetings
- Financial Compliance: Ensure robust preventative and detective controls are in place and maintained to meet audit requirements and government regulations
- Systems Management: Maintain and update the MRI accounting system and Asset Plan modeling software (MRI IM)
- Team Support: Provide financial guidance to the property management team on accrual accounting, expenditure tracking and financial best practices
- Outgoings Management: Prepare tenant outgoings estimates and reconciliations in compliance with lease terms and the Retail Shop Leases Act
Key Skills & Requirements
- Formal qualifications in Finance (CPA/CA required)
- 3+ years of experience in financial reporting within property management, real estate, or a related industry
- Experience with MRI and/or MRI IM systems beneficial
- Advanced proficiency in Microsoft Excel with strong financial modeling and analysis capabilities
- Strong communication and interpersonal abilities to engage effectively with stakeholders at all levels, from operational teams to building owners
- Proven ability to prioritise competing demands and meet strict deadlines in a fast-paced environment
- Client-focused mindset balanced with practical tenant expectation management
