What You’ll Own
Leasing Leadership & Revenue Growth
- Drive occupancy and leasing performance through proactive outreach, follow-up, and closing strategies
- Lead the full leasing cycle: prospecting → touring → application → lease execution
- Analyze traffic, conversion, and leasing data to improve results week-over-week
- Partner on pricing strategy, renewals, and rate positioning using market data
Marketing Strategy & Execution
- Develop and execute a year-round marketing plan with measurable results
- Position the community competitively within the Harrisonburg market
- Oversee digital presence, advertising campaigns, and lead generation channels
- Plan and execute resident events, outreach campaigns, and brand-building initiatives
- Continuously evaluate what’s working—and pivot quickly when it’s not
- Create fun and exciting resident events
Team Leadership & Management
- Hire, train, and lead a high-performing leasing and marketing team
- Set expectations, coach for results, and hold the team accountable to goals
- Act as a key leader on-site, supporting the Property Manager in overall community success
What You Bring
- Strong background in apartment leasing, marketing, or property management
- Proven ability to drive leases, close deals, and hit occupancy targets
- Advanced proficiency in Microsoft Excel and Word, including:
- Tracking weekly/monthly leasing performance vs. goals and prior year
- Supporting pricing and renewal strategy through data analysis
- Producing clean, professional reports and correspondence in Word
- Analytical mindset—comfortable using data to drive decisions and adjust strategy
- Leadership experience with a focus on team development and accountability
- High energy, strong communication skills, and a customer-focused approach
- Knowledge of Fair Housing and leasing best practices
What You’ll Be Doing (Day-to-Day Impact)
- Monitor leasing traffic, conversions, and weekly marketing reports (Excel-driven analysis)
- Identify trends and make real-time adjustments to improve leasing performance
- Tour prospects and close leases when it matters most
- Review and process applications and leases with accuracy
- Maintain online listings, availability, and digital platforms
- Prepare professional reports, presentations, and resident communications (Word-based)
- Support resident relations, move-ins, and overall customer experience
- Contribute to budgeting, forecasting, and long-term property strategy
