Senior Architectural Technician (NZ Architecture)
Job Description
Position: Senior Architectural Technician
Salary: up to NZD 3,000 per month (depending on experience and skills)
Working Hours & Conditions: Monday to Friday 9:00 AM to 6:00 PM NZT
ROLE OVERVIEW:
We are seeking an experienced Senior Architectural Technician to join our offshore team. This is a specialized role requiring deep knowledge of New Zealand documentation standards. You will work under the guidance of a NZ-based Senior Architect to produce technically accurate, consent-ready drawing sets.
Note: This is not an entry-level position. We require a professional with a proven track record in the NZ market who can operate independently within a distributed team.
RESPONSIBILITIES
- Project Establishment & Setup
- Set up the project digital environment under direction — Revit model, file structure, drawing register, sheet templates, and view templates
- Confirm regulatory framework and brief technical parameters with the Senior Architect
- Initiate project documentation aligned to Ignite's procedural standards
- Design Phase Documentation
- Provide technical input on feasibility, constructability, and code constraints during concept and preliminary design
- Develop the Revit model and documentation to confirm key technical decisions across structural, services, and envelope strategies
- Test concept options against E2 risk profiles, district plan limits, and structural feasibility
- Develop construction details demonstrating code compliance and constructability
- Produce draft schedules including door, window, and finishes schedules
- Support resource consent application documentation where required
- Building Consent & Construction Documentation
- Lead the production of the Building Consent documentation set under the Senior Architect's direction
- Author specifications using Masterspec and integrate consultant inputs
- Confirm Producer Statement coordination across the consultant team
- Support Building Consent applications and respond to council RFIs through the NZ team
- Run model federation and clash detection in Navisworks; close out clashes with consultants
- Issue construction documentation to Ignite's documentation standards
- Construction Phase Support
- Update construction documentation in response to RFIs, site instructions, and Architect's Instructions issued by the NZ team
- Process and incorporate addenda; maintain revision and transmittal discipline
- Conduct technical review of contractor shop drawings — joinery, facade, balustrades, and specialist elements — for sign-off by the Senior Architect
- Update model and drawings to reflect approved variations and defects schedules
- Coordinate as-built documentation updates
- Consultant Coordination
- Coordinate with structural, civil, geotechnical, mechanical, electrical, hydraulic, fire, acoustic, and specialist consultants under direction from the Senior Architect
- Resolve high-frequency interface issues including penetrations, slab and beam interfaces, ceiling and bulkhead space, riser sizing, plant rooms, and fire engineering alternative solutions
- Liaise directly with contractors and suppliers on technical and documentation matters where directed
- Remote Collaboration
- Maintain disciplined async communication across Microsoft Teams, email, and ACC issue threads
- Provide clear and structured status updates and handoffs to the NZ team
- Escalate ambiguity promptly rather than making autonomous design decisions
- Operate effectively across time zones with structured overlap and async-first working norms
All requirements marked as essential below are non-negotiable for engagement — candidates who do not meet these criteria will not be considered.
MUST HAVE:
- Architectural Technology qualification or equivalent — Diploma, Bachelor, or recognised technical qualification
- Minimum 5 years' post-qualification experience in architectural documentation
- Prior offshore delivery experience working with a NZ or Australian practice, with a minimum of 2 years of documented work on NZ-delivered projects and portfolio evidence of documentation produced for NZ consenting and construction
- Working knowledge of the New Zealand Building Code, NZ standards (including NZS 3604, 4121, 4229, and 4218), and NZ delivery models including resource consent and building consent processes
- Working fluency across NZBC clauses relevant to aged care and multi-unit residential — B1, B2, C/AS2, D1, E2, E3, F, G, and H1
- Proficient in Revit (advanced), Autodesk Construction Cloud (ACC/BIM 360), and Bluebeam Revu
- Strong written and verbal English language proficiency
- Reliable connectivity and a professional remote working environment
Highly Desirable
- Project experience in aged care, retirement village, or multi-unit residential typologies
- Specification authoring experience using Masterspec
- Navisworks experience for model federation and clash detection
- Direct experience working with NZ consultants, contractors, and councils — even where remote
- Familiarity with ISO 19650 and NZBIM Handbook conventions
- Ongoing professional development through industry engagement
