Job Description
Position Location Details – Upon agreement between you and your supervisor, you are entitled to a flexible arrangement where you will be able to split your time between working from the office and working remotely.
PURPOSE AND SCOPE:
The Senior Director, Finance Business Partner – Real Estate Transformation serves as the strategic finance leader for the Company's Global Real Estate organization and transformation agenda. Reporting into Global Controlling, the role leads the Real Estate FP&A, Business Partnering, and Synthetic Leasing functions and serves as the primary finance partner to Real Estate leadership. The incumbent provides financial leadership, governance, strategic planning, and decision support across global real estate initiatives, portfolio optimization programs, and transformation activities to drive financial performance and long-term value creation.
PRINCIPAL DUTIES AND RESPONSIBILITIES:
- Provide strategic leadership of short- and long-term goals through the communication of the Company’s mission and core values, driving organizational alignment, transformation, and business performance across the assigned areas of responsibility.
- Serve as a member of the Global Controlling Leadership Team, helping shape enterprise finance strategy, organizational priorities, governance, talent development, and transformation initiatives across the Global Controlling organization.
- Act as the primary finance business partner for the Global Real Estate Transformation program, partnering with executive leadership across Finance, Real Estate, Operations, Treasury, Procurement, Tax, Accounting, and other corporate functions to influence enterprise-wide decisions and drive strategic business outcomes.
- Lead and direct the Real Estate FP&A, Business Partnering, and Synthetic Leasing functions, ensuring effective execution of business processes, achievement of operational objectives, and compliance with company policies and procedures.
- Direct the budgeting, forecasting, long-range planning, resource allocation, and performance management processes within the assigned functional areas, ensuring alignment with enterprise objectives and company requirements.
- Lead financial analysis, strategic planning, and business case development supporting real estate portfolio optimization, lease strategies, capital investment decisions, transformation initiatives, and other strategic priorities.
- Provide strategic insights and recommendations to executive leadership regarding financial performance, transformation opportunities, risk mitigation, capital allocation, and value creation initiatives, including the preparation and presentation of executive-level analyses and business cases.
- Lead cross-functional and cross-divisional transformation initiatives focused on process standardization, automation, optimization, governance, and continuous improvement across planning, forecasting, reporting, accounting, and performance management processes.
- Develop and implement policies, governance standards, financial methodologies, and performance measurement frameworks that support effective decision-making and realization of transformation objectives.
- Serve as a key liaison across Global Controlling, Real Estate, Treasury, Accounting, Tax, Procurement, Operations, and regional finance organizations to ensure alignment of objectives, governance standards, methodologies, and performance expectations.
- Provide leadership, coaching, and development for direct reports, fostering a culture of accountability, collaboration, continuous improvement, and operational excellence while partnering with Human Resources on talent management, succession planning, and leadership development.
- Provide technical expertise and subject matter leadership within areas of responsibility.
- Lead or support strategic initiatives, special projects, and executive requests as assigned and perform other duties as required.

SUPERVISION:
Responsible for the direct supervision of various levels of finance staff.
EDUCATION:
Bachelor’s Degree required; Advanced Degree preferred
EXPERIENCE AND REQUIRED SKILLS:
- 10+ years’ related experience.
- 5+ years’ experience as a Manager; or 5+ years’ experience in a senior managerial role. Prior Experience in Synthetic leasing is desired.
- Demonstrated proficiency with business warehouse (BW) systems (e.g., BEx, SAP, etc.).
- Detailed knowledge of general accounting, close, budgeting, forecasting, cash flow and analysis processes.
- Strong management skills with the ability to lead cohesive and productive teams.
- Strong interpersonal skills with the ability to communicate with all levels of management through diplomacy and tact.
- Strong executive presence and ability to present to senior leaders
- Excellent oral and written communication skills.
The rate of pay for this position will depend on the successful candidate’s work location and qualifications, including relevant education, work experience, skills, and competencies.
Annual Rate: $187,000.00 - $230,000.00 for Waltham, MA location
