Position Summary
Life Time Construction is the in-house General Contractor constructing new and existing luxury fitness clubs as well as mixed use developments (hotels, apartments, condominiums, and office parks) from coast to coast and in Canada. Project sizes range from 40,000 s.f. to 815,000 s.f., including precast or structural steel structures and high-end finishes. These projects are mixed use long term projects. As a Senior Superintendent based out of one of our Living/ Mixed Use field offices (either Dallas, Houston or Minneapolis), you are responsible and accountable for ensuring that each project meets the goal of being first in class, on schedule, at or below budget, safe, and promotes teamwork, communication, leadership and customer satisfaction. The position requires strong communication, interpersonal, training, and leadership skills.
Responsibilities
Contract Management / Subcontractor Management
- Clearly identifies the scope of the project, the roles and responsibilities of the site teams, and manages the project to be delivered successfully
- Reads, understands, and executes the scope of work identified in the subcontract and supplier agreements
- Properly manages Field Work Directives on all cost issues
- Utilizes strong written communication skills in management of subcontractors and suppliers
- Utilizes Notices for all contract terminations and supplementation with the Project Manager
- Effectively negotiates with subcontractors on all issues affecting cost, schedule, and quality
- Manages construction and cost issues quickly and responsibly
- Manages and coordinates self-performed work on site to meet quality, schedule, and budget goals
- Plans and manages labor and equipment on site
Financial Management and Forecast at Completion
- Manages the projects to insure the project is delivered on or under budget based on project scope
- Responsible for Procurement of Division 1 services and cost management
- Review time and material daily cards
- Manages subcontractor performance issues and insures that back charges are managed properly
Safety Management
- Adheres to the established Life Time Construction safety policies and OSHA standards and provides leadership in the development of a strong safety culture on project sites.
- Plans and manages clean up on site by subcontractors
- Proactively manages a clean, maintained and organized jobsite at all times
Quality Management
- Identifies, investigates, and resolves any issues that could possibly affect the schedule, quality, or cost of the project
- Ensures the design and construction of the projects meets and exceeds the quality expectations of Lifetime Fitness.
- Manages and coordinates shop drawings to insure completed construction meets the design intent and quality standards specified.
- Establishes the site utilization plan and organizes the construction site to facilitate efficient construction. Effectively communicates the plan to the project team.
- Manages and leads subcontractor meetings: Agenda, planning, schedules, meeting minutes.
- Partner with the MEP engineers and Operations Engineering team to insure that the MEP and Pools systems are completed and are fully commissioned prior to Grand Opening.
- Insure the architectural, MEP, and owner punch lists are complete at Grand Opening
Schedule Management and Planning
- Insure the project is turned over to LT Operations on the date promised
- Insure the Grand Opening occurs on the date promised to LT Operations
- Creates and monitors a schedule to demonstrate the overall sequencing for a project
- Creates and manages a 3 week look-ahead schedule. Schedules are updated by the Superintendent weekly
- Properly manages the scheduling, delivery, and installation of owner procured materials and equipment to insure a quality installation
- Leads the team in the development of schedules that clearly communicate the project milestone goals
- Develops strong relationships with city Building Officials and inspectors to allow construction to meet quality and schedule goals.
Leadership, Teamwork and Communication
- Insure team members working under Superintendent’s direction are completing work in compliance with Life Time Construction and Life Time Policies
- Assists in review and career planning for project team members
- Demonstrates leadership in positive customer experience management
- Provides mentorship to junior team members
- Participates in large process and policy discussions to help the company continually adapt to the changing market
Qualifications
- Construction Management, Project Management or Engineering degree and/or minimum of 10 years of Commercial Construction
- Analytical skills, problem solving abilities, and be effective at building collaborative relationships
- Large construction experience required
- Mid to high rise experience with multi-family experience
- Ability to engage professionally with clients, subcontractors and skilled trades
- Strong knowledge in means and methods of construction, reading plans, planning and scheduling concepts
Pay
This is a salaried position starting at $136,000.00(or applicable minimum salary, if higher) and pays up to $187,000.00, based on experience and qualifications.Benefits
