Role Description:
The Maintenance Technician is responsible for the day-to-day maintenance, repair, and upkeep of building systems, equipment, and common areas. This role ensures a safe, functional, and well-maintained environment for residents, tenants, staff, and visitors while delivering prompt and professional service.
Responsibilities:
- Perform routine and preventive maintenance on building systems including HVAC, plumbing, electrical, lighting, doors, locks, and appliances
- Respond to work orders and service requests in a timely and professional manner
- Troubleshoot and repair mechanical, electrical, and plumbing issues
- Complete unit turnovers, including painting, drywall repair, fixture replacement, and cleaning coordination
- Conduct regular inspections of buildings, equipment, and grounds to identify maintenance needs or safety concerns
- Assist with seasonal maintenance (snow removal, landscaping support, filter changes, etc.)
- Maintain accurate maintenance logs, work orders, and inventory records
- Coordinate with vendors and contractors as required
- Ensure compliance with health, safety, and building code requirements
- Follow all company policies, procedures, and safety standards
- Provide excellent customer service to residents, tenants, and internal stakeholders
Experience and Qualifications:
- High school diploma or equivalent (trade certification considered an asset)
- 2+ years of experience in building maintenance, facilities maintenance, or a related field
- HVAC, electrical, or plumbing certification
- Working knowledge of HVAC, plumbing, electrical, and general carpentry
- Ability to read manuals, work orders, and basic technical drawings
- Strong troubleshooting and problem-solving skills
- Ability to work independently with minimal supervision
- Good communication and customer service skills
- Physically able to lift, carry, climb ladders, and perform hands-on repair work
- Valid driver’s license (if required for site coverage or on-call duties)
- Experience in residential, commercial, or mixed-use properties
- Knowledge of building automation systems or CMMS software
- Availability for on-call or after-hours emergency response
The expected annualized base salary range for this role is $50,000-$55,000.
