The Facilities Maintenance Systems Specialist is responsible for the performance, integrity, reliability, and safety of all building utility systems. This role serves as the primary subject matter expert for Mechanical, Electrical, and Plumbing (MEP) systems, ensuring that critical infrastructure operates at peak efficiency.
The ideal candidate is hands-on and solutions-oriented, with strong technical expertise, sound judgment, and the leadership capability to drive accountability, operational excellence, and continuous improvement across the facility.
Permanent Full-Time (40 hours)
Monday to Friday 8:00 am – 4:30 pm (flexible); Hybrid
In this role, you will:
Own the performance and reliability of all mechanical, electrical, and plumbing systems, including HVAC, electrical distribution, plumbing, utilities, and fire/life safety systems
Develop and execute a robust Preventative Maintenance Plan for all utility systems to extend asset life and reduce emergency repairs.
Conducting inspections, troubleshooting issues, and overseeing preventive and corrective maintenance
Identifying recurring system issues and implementing improvements to reduce downtime
Maintaining accurate system documentation, service logs, and technical records
Supporting lifecycle planning and providing technical input into capital replacement strategies while abiding by Canadian Electrical Code, TSBC Safety Act, and BC Building Code
Identify and implement appropriate energy efficiency programs and sustainable maintenance practices.
Maintaining asset records, preventive maintenance schedules, and work orders in CMMS
Monitoring maintenance trends and system performance to support predictive maintenance and operational improvements
You have:
Red Seal Trade TQ (BC or inter-provincial) certification (e.g.: Electrician, Millwright, HVAC Technician, Plumber, or equivalent) or diploma or degree in Mechanical, Electrical, Industrial, or Building Engineering
Hands-On experience working with mechanical and electrical building systems in manufacturing, distribution, or commercial environments (5+ years)
Technical ability to read and interpret architectural drawings (required); and CAD files (an asset)
Strong understanding of local building codes, fire codes, and occupational safety requirements
Experience in CMMS systems and building automation systems (BAS/BMS)
Respond to service tickets with troubleshooting, problem-solving, and preventive-maintenance mindset
Positive attitude with a customer service focus
Availability to respond to after-hour emergencies
Valid BC Driver’s License
Ability to lift up to 50 lbs.
