Job Description
Job Summary
The primary purpose of the Property Preservation Specialist - Pre-sale is to provide technical, functional, and operational support for the Default department. This position will manage the inspections and property preservation process on defaulted loans pursuant to investor guidelines, and PHL policies and procedures.
In addition, analyze reporting and make recommendations to management about potential improvements based on knowledge of reporting and operational processes. Also, implement efficiency improvements or automation for investor and government reports.
Essential Duties and Responsibilities
Monitors daily First Time Vacancy reporting, orders required initial secures and follow up with the vendor to ensure completion within acceptable investor guidelines
Reviews all Pre-Sale FTV Inspection Photos and documents property concerns
Reviews all completed work orders to ensure vendor allowable work is being utilized appropriately and bid work is being completed as required
Reviews daily damage report and appropriately escalate and document damages and emergencies
Work with PHL’s insurance department in making claims on damaged properties.
Works to ensure vendor partner is addressing any emergent preservation issues within company and investor guidelines to protect asset from further damage
Reviews all pre-sale preservation bids with follow up on vendor HUD over allowable submissions and obtain applicable support
Resolves all property violations
Maintains NY delinquent HOA pre-sale compliance
Performs other duties as assigned.
Position Requirements
Education
High school diploma or equivalent required
Experience
Knowledge of the property inspections as required by investors
Knowledge of agency guidelines and FHA, ICC requirements conditions
Knowledge of general property maintenance a plus
Experience in mortgage default servicing a plus
Functional/Technical Skills
Excellent computer skills and ability to learn and adapt quickly to new software.
Excellent written and verbal communication skills
Self-motivated and collaborative team player with critical thinking, problem solving, mathematical and analytical skills.
Excellent project management, communication, interpersonal and research skills.
Strong organizational skills, ability to prioritize in a multi-tasking, fast-paced environment
Ability to interact effectively with external and internal clients across departments and locations.
Aptitude to work in a deadline-driven environment.
Ability to act and work independently with minimal supervision
Ability to maintain confidentiality.
Advanced knowledge of Microsoft Excel and Word
Knowledge of MSP servicing system a plus.
