Job Description
Job Summary
The Director Capital Accounting reports to the Vice President Corporate Controller and ensures the construction in progress (CIP) and fixed asset accounting processes and policies are appropriately developed and applied. Key responsibilities include developing and managing the Capital Accounting team; working with multiple stakeholders to ensure the proper capitalization and categorization of capital items; accurate and timely reporting.

Duties and Responsibilities
Researches, develops, and implements capital policies and guidance in compliance with Company policies and GAAP.
Oversees the internal and external development pipeline to ensure development construction is appropriately accounted for, including working with various Joint Venture (JV) partners to ensure consistency and accuracy is applied across all JV developments.
Oversees and manages the accounting for acquisitions and dispositions, which includes working with the transactions team to ensure that these transactions are recorded accurately and timely.
Oversees the preparation, distribution, and accuracy of capital accounting reports on scheduled basis and other ad-hoc requests from Finance and Development teams
Oversees the process to ensure CIP assets are moved to depreciable asset accounting and disposal process to ensure that are written off timely.
Manages the team responsible for ensuring SAGE Fixed Asset Software (FAS) subledger is appropriately and accurately updated and depreciated each month.
Partners with the Tax team to ensure that fixed assets are updated and monitored for all tax considerations.
Manages the team responsible for reviewing the capex invoice workflow to ensure capital policies are appropriately applied.
Serves the main point of contact for internal and external audit requests and schedules for developments and fixed assets.
Partners with Finance and Asset Management to facilitate the annual capital budgets are established, loaded, and monitored throughout the fiscal year.
Required Qualifications
Bachelor’s degree in accounting or finance or a related field required
10 years of fixed asset or project accounting experience in a corporate environment required
Supervisory/management experience required
Preferred Qualifications
Certified Public Accountant (CPA) credential preferred
MBA or other master's degree preferred
Knowledge, Skills, and Abilities
Advanced knowledge of all core and fixed asset accounting principles and best practices, including GAAP
Knowledge of tax depreciation methods and rules including 1031 transactions and cost segregation
Knowledge of SEC reporting
Supervisory and leadership skills to assess, coach, develop and manage performance of others
Process management skills to develop, document, analyze and improve processes and procedures
Skill and ability to communicate verbally clearly and concisely and in writing
Quantitative and qualitative analytical skills and attention to detail
Critical thinking and problem-solving skills
Knowledge and skills to organize, prioritize, and meet time-sensitive deadlines
Familiarity with Sage Fixed Asset Software and Yardi 7s or related systems
Proficiency with Microsoft Office applications (Word, Excel, Access, Outlook, and PowerPoint)
