This is not a traditional real estate sales role. At Rayonier, you will function as a portfolio entrepreneur — setting the agenda, identifying opportunities others may miss, and building a track record of value-accretive dispositions and bolt-on acquisitions that move the needle for the company. The Mid-South territory is rich with Highest and Best Use (HBU) potential, and you'll have the mandate, the resources, and the visibility to act on it. This position will be based out of Little Rock or Warren, AR.

How You Will Contribute

  • A Versatile Professional: You are comfortable presenting disposition strategies to senior leadership as you are heading into the field to see a parcel first-hand. 

Key Accountabilities

Portfolio Ownership & Value Creation

  • Drive High-Value Retail Sales: Own the full lifecycle of retail land dispositions to maximize per-acre returns and maintain a transaction pipeline that exceeds market benchmarks.
  • Shape the Portfolio You’re Selling: Optimize portfolio value by identifying parcel configurations and sizes that align with buyer demand to unlock premium pricing.
  • Drive Asset Stratification: Collaborate with internal teams to determine and execute the highest-and-best use for land assets, including timber, solar, minerals, and conservation. Your ability to see and act on the right exit for each asset will define the portfolio’s long-term value trajectory.
  • Lead Strategic Bolt-On Acquisitions: Identify and execute strategic bolt-on acquisitions to improve portfolio quality, access, and timber inventory.

Transaction Leadership & Market Execution

  • Manager Brokers & Transaction Pipelines: Select and hold external brokers accountable while owning every phase of the sale, from listing strategy to closing.
  • Negotiate with Conviction: Bring sophisticated negotiating strategies and creative solutions to every transaction while maintaining disciplined investment standards.

Financial Acumen & Data-Driven Decision Making

  • Budget & Forecast with Precision: Own annual budget targets and quarterly forecasting with a focus on accuracy, transparency, and cross-departmental coordination.
  • Underwrite Like an Investor: Apply deep valuation and return metrics to prioritize high-impact actions and use data-driven analysis to secure leadership buy-in.

Leadership, Culture & Cross-Functional Partnership

  • Develop Your Team: Lead, mentor, and grow the Real Estate Operations Coordinator to build organizational bench strength and develop future leaders.
  • Think Company-First: Make decisions for the overall good of Rayonier. Build collaborative relationships with Forestry, Business Development, Wood Products, Legal, and Finance and to create unified strategies that serve the whole organization.

Operate as a Steward:

  • Actively promote safety programs and SOPs for Rayonier employees and contractors operating in the field.

What You Bring to the Team

Required Qualifications

Education: Bachelor’s degree in Forest Resources, Real Estate, Business, or a related field.

Experience: Minimum of five (5) years of professional experience in real estate transactions, with demonstrated expertise in high-value retail land sales.

  • Negotiation & Deal Structuring: Full command of negotiating strategy and tactics; ability to creatively structure transactions to achieve superior outcomes.
  • Financial Acumen: Deep familiarity with real estate valuation, non-supported appraisals, and key financial indicators relevant to land investment decisions.
  • Independent Execution: Ability to manage a high-volume pipeline of contracts and transactions simultaneously with limited supervision.
  • Leadership & Team Development: Track record of supervising, mentoring, and elevating direct reports.
  • Organizational Integrity: Demonstrated ability to prioritize the overall good of the organization in decision-making.

Technical & Systems Expertise

  • Advanced knowledge of real estate, contract management, and appraisals.
  • Working knowledge of forestry practices and timber operations.
  • Advanced proficiency in Excel, Word, PowerPoint, LMS, LSS, and Power BI.

Working Conditions and Physical Requirements:

  • Mix of professional office environment and field assignments across the Mid-South region, requiring a valid driver’s license for regional travel. Physical ability to hike over uneven, steep, and brushy terrain; ability to lift up to 50 lbs.
