DHI Communities is a multifamily development division of D.R. Horton, Inc.
DHI Communities is currently looking for a Build To Rent - Disposition Analyst. The right candidate will participate in the monetization of Build-To-Rent (BTR) investments and provide analytical support and assistance to the Managing Director and Director of Dispositions.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
- Participate in the development of disposition strategies for BTR investments
- Determine optimal sell timing to maximize value and accurately forecast quarterly sales goals
- Review broker opinion of values to ensure accuracy of the pro forma and projected valuation for BTR investments prior to a marketing launch
- Present well-supported arguments for or against specific investment opportunities
- Participate in the disposition process including broker selection, integrity/accuracy of offering materials, marketing process and closing
- Assist in gathering and reviewing due diligence materials in the data room that is shared with potential buyers during the due-diligence process
- Maintain a disposition summary and monthly dashboard for all BTR projects including name, division, location, projected valuation and sale timing for internal forecasting and reporting
- Maintain a disposition tracker showing launch date, broker, expected offer date and closing date for all BTR dispositions
- Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
- Analyze the overall market and monitor industry trends to identify or what will impact dispositions
- Ability to travel overnight
Required Qualifications
- Bachelor’s degree in Real Estate, Business, Finance, Economics or related field
- 1 to 3 years of commercial real estate, private equity, or investment banking
- Knowledge of advanced Excel financial modeling, formulas and functions including pivot tables, and conditional formatting
- Excellent written and verbal communication skills, able to summarize conclusions
- Ability to deliver effective and engaging presentations to a variety of audiences
- Highly organized and able to focus under pressure while balancing competing priorities and meeting tight deadlines with a high degree of accuracy
- Goal oriented, self-starter that takes initiative to effect change with continuous improvement in multifamily underwriting process
- Proficiency with MS Office and email
Preferred Qualifications
- Experience in real estate disposition and single-family rental investments is a plus
