Project Manager — Multifamily Construction
RISE Residential | Owner / Developer / General Contractor
Full-Time | Multifamily Ground-Up Construction

About RISE
RISE is a vertically integrated real estate platform that develops, constructs, and operates multifamily communities designed for long-term ownership.
We are not managing projects for outside clients.

We build and hold our own assets—meaning construction execution directly impacts investment performance, operational efficiency, lease-up velocity, and long-term property value.

Our Project Managers are expected to operate with ownership mentality because the organization itself is the owner.

Why RISE
  • You influence outcomes beyond construction alone
  • You work alongside development, finance, design, and operations teams within one platform
  • Your decisions directly affect project profitability and asset performance
  • You are empowered to lead—not simply coordinate
This role is designed for experienced operators who understand both construction execution and financial accountability.

Role Overview
The Project Manager leads construction execution from preconstruction through closeout across large-scale multifamily developments.
This role requires:
  • Strong financial discipline
  • High-level communication ability
  • Operational leadership
  • Schedule ownership
  • Confidence managing complex stakeholder environments
You will be expected to solve problems proactively, drive accountability across teams, and maintain alignment between field execution and investment objectives.

Responsibilities
Preconstruction & Procurement
  • Lead subcontractor procurement, bid packaging, scope leveling, and contract strategy
  • Validate budgets and proactively identify cost and constructability risks before execution
  • Coordinate with design teams to resolve scope gaps and improve project efficiency
  • Establish baseline schedules aligned with operational and lease-up objectives
  • Participate in design-assist and value engineering efforts where appropriate
Financial Control & Cost Management
  • Own project financial performance from buyout through final closeout
  • Maintain accurate cost-to-complete forecasting and cash flow visibility at all times
  • Manage subcontractor pay applications, lien releases, invoices, and draw documentation
  • Negotiate and control change orders with clear understanding of cost and schedule impacts
  • Identify budget risks early and implement corrective action strategies immediately
Execution Leadership
  • Partner closely with Superintendents to maintain alignment between field production and project objectives
  • Drive accountability across consultants, subcontractors, vendors, and internal teams
  • Maintain schedule momentum and actively mitigate delays before they impact milestones
  • Ensure RFIs, submittals, and coordination workflows are executed with urgency and accuracy
  • Conduct regular site walks and maintain direct awareness of field conditions and project status
Stakeholder & Owner Coordination
  • Serve as the primary construction-facing representative to ownership, consultants, lenders, and municipal stakeholders
  • Lead OAC meetings and maintain clear communication flow across all parties
  • Coordinate project reporting tied to lender draws, development milestones, and executive oversight
  • Support phased turnover and lease-up coordination with property management teams
Closeout & Asset Transition
  • Manage all closeout deliverables including warranties, O&M manuals, as-builts, and turnover documentation
  • Coordinate warranty execution and post-completion issue resolution
  • Conduct project post-mortem reviews and contribute to continuous process improvement across the platform

Requirements (Non-Negotiable)
  • 7–12+ years of construction project management experience with direct responsibility for multifamily ground-up projects
  • Proven track record delivering projects in the $30M–$100M+ range as Project Manager or Senior PM
  • Strong financial management capability including budgeting, forecasting, cost control, and change order negotiation
  • Demonstrated ability to manage complex stakeholder environments under schedule and budget pressure
  • Advanced proficiency in Procore, Bluebeam Revu, Excel, and CPM scheduling workflows
  • Strong understanding of multifamily vertical construction, sequencing, and coordination requirements
  • OSHA 30 certification required
  • Ability to lead difficult conversations, resolve conflict, and drive accountability across teams

Preferred Experience
  • Experience within an Owner / Developer / GC platform
  • Podium, wrap, mid-rise, concrete, or structured parking project experience
  • Exposure to lender draw administration and equity reporting processes
  • PMP, CCM, LEED, or similar professional certifications

Compensation & Benefits
We offer a compensation structure aligned with performance and accountability:
  • Base Salary: $115K–$165K DOE
  • Performance-based bonus tied to project and company outcomes
  • Health, dental, and vision coverage
  • 401(k) participation
Details are discussed directly with qualified candidates.

Final Note
This role is not designed for coordinators or passive administrators.
It is for construction professionals who can lead teams, control outcomes, solve problems under pressure, and operate with ownership mentality throughout the lifecycle of a project.
If that describes you, we want to hear from you.

Pay Range: $115,000 - $165,000 per year
