POSITION OVERVIEW

The Institutional Asset Manager is the face of Evernest to some of our biggest and most valuable clients. This leader brings deep property management expertise, understands the levers that drive NOI, has experience leading high performing teams, and has the drive to make it all happen. Extreme ownership is non-negotiable. You are accountable to the client and responsible for delivering the results they expect from Evernest.

In this role, you will lead weekly client calls with clear agendas and follow up, act as the primary liaison between owners and the Evernest team, and deliver monthly financial performance reporting along with weekly operational and ad hoc reports. You will monitor and influence KPIs including occupancy, delinquency, rent growth, and renewal rates, making strategic recommendations that reduce costs and maximize revenue. You will also manage approvals, review turn scopes, and present clear recommendations aligned with client goals.

Internally, you will run weekly leasing reviews, coach and mentor your property managers, and hold the team accountable to service levels and performance metrics. Externally, you will strengthen relationships by identifying opportunities to expand services or grow portfolios while consistently acting as the client’s advocate and upholding Evernest’s standards and scalability.

This is not a typical asset manager role. The right person is a strategic doer who is high energy, hands on, and unafraid to roll up their sleeves. They model ownership, perseverance, and urgency, setting the standard for their team and for the broader Evernest organization.
 
RESPONSIBILITIES
  • Drive the institutional client experience through partnership, alignment, and operational excellence
  • Act as the primary liaison between owners and Evernest, including leading weekly client calls with agendas, follow ups, and clear action items
  • Partner with the Director of Institutional Asset Management to develop, test, and refine AI and data tools, and use them daily to deliver financial and operational reporting, monitor and forecast KPIs such as occupancy, delinquency, rent growth, and renewal rates, and surface issues early with proactive recommendations that maximize performance
  • Conduct weekly leasing reviews and audits, recommending pricing adjustments, concessions, or upgrades to minimize vacancy
  • Review and approve turn scopes and work orders, while overseeing institutional owner debt collection with effective processes
  • Coach, mentor, and hold property managers accountable to KPIs, SLAs, and institutional standards, and help them adopt the AI and analytics tools that make their work faster and sharper
  • Champion cross-functional alignment, ensuring market-level teams follow institutional protocols and deliver consistent results
  • Build and strengthen client relationships by identifying opportunities to expand services and grow portfolios while upholding Evernest’s standards and scalability

REQUIREMENTS
  • 5+ years in single-family or multifamily property/asset management with a track record of driving NOI, occupancy, renewals, and client outcomes
  • Exceptional communicator who builds trust, leads calls with confidence, and proactively solves client needs
  • Strong in Excel, reporting, and BI tools, with the ability to analyze KPIs, budgets, and performance metrics and turn insights into action. Genuine interest in both helping build and actively using AI and data tools, partnering on their development and applying them to reporting, forecasting, and everyday client problems
  • Experience coaching and holding teams accountable to processes, service levels, and institutional standards
  • Detail-oriented, process-driven, and a natural problem solver who brings a high sense of urgency and delivers results consistently
