Job Description

As Amazon continues to expand its logistics network across the Asia-Pacific region, we are looking for a results-driven Development Manager to join our high-performing APAC Real Estate team. This role is pivotal in shaping our growth strategy, building a strong pipeline of industrial sites, and delivering new warehouse and distribution facilities from initial site identification through to lease execution, construction delivery, and ongoing asset management.

Key job responsibilities
What you can expect in the role:
- Lead the identification and origination of new industrial sites across Australia and the broader APAC region, building a robust pipeline of opportunities aligned to network growth targets.
- Proactively pursue the best locations by connecting with developers, landlords, agents, and landowners to secure prime industrial properties before they reach the open market.
- Collaborate closely with the Head of Real Estate APAC to understand and execute the real estate growth strategy across first mile, middle mile, and last mile networks.
- Lead end-to-end deal negotiations with landlords, developers, agents, and lawyers — from initial site identification through to lease execution.
- Manage the full development lifecycle of each project — from site selection and due diligence, through planning approvals and design coordination, to construction oversight and practical completion.
- Coordinate with internal design and construction teams throughout the build phase, ensuring Real Estate requirements are embedded in the design, the building shell meets operational specifications, and key milestones (including building permits and practical completion) are tracked and delivered on time.
- Prepare and present capital approval documentation to senior leadership, including site selection rationale, financial analysis, risk assessment, and discounted alternatives.
- Implement a full due diligence process across all transactions, including planning, environmental, structural, contamination, and title assessments.
- Work closely with construction managers, design teams, and cross-functional stakeholders to ensure project milestones are met through proactive risk mitigation.
- Transition completed projects into the operational portfolio, taking ownership of ongoing asset management including lease renewals, option exercises, rent reviews, make-good obligations, and landlord relationship management.
- Develop and maintain strong relationships with key market participants including developers, funds, REITs, and agents to ensure Amazon has early visibility of pipeline opportunities.
- Provide regular updates to senior leadership on the progress of securing new sites, offering market insights and intelligence that may impact our growth strategy.
- Ensure the number of site deliveries aligns with business targets, operational timelines, and financial budgets.

- A bachelor's degree or equivalent in a property-related field (Real Estate, Property, Planning, Development, or similar)
- Proven track record in industrial site identification, deal negotiation, and development project delivery
- In-depth knowledge of planning law, development approvals, and site assembly
- Strong understanding of market dynamics, vacancy rates, and industrial land supply
- Strong analytical skills, attention to detail, and effective communication abilities
- Experience managing multiple stakeholders including developers, funds, agents, and internal cross-functional teams
- Ability to work effectively in a fast-paced environment managing a large number of concurrent workstreams

- Detailed understanding of the Australian logistics and industrial sector
- Experience with capital approval processes and board-level reporting
- Familiarity with build-to-suit and spec-to-suit development models
