Job Description
Purpose
Reporting to the Sr. Property Manager, the Seasonal Sitework Technician supports the upkeep and cleanliness of exterior spaces across all Lone Mountain Land Company managed properties. This hands-on role maintains clean, safe, and welcoming environments for residents, tenants, clients, and visitors, and contributes to the overall quality and appearance of LMLC’s property portfolio.
Major Responsibilities
- Ensure residents, tenants, clients, and the public encounter a clean, safe, and professionally maintained exterior environment, representing Lone Mountain Land Company through the quality of your work.
- Take initiative in identifying and addressing exterior maintenance needs; demonstrate a proactive, client-oriented attitude and commitment to continuous improvement.
- Apply all property safety and security procedures to maintain a safe environment for employees, residents, and the public. In an emergency, seek medical attention if necessary and contact your Sr. Property Manager or Human Resources immediately.
- Maintain favorable working relationships with all LMLC team members to foster a cooperative and positive working environment.
- Communicate clearly and effectively with the Sr. Property Manager regarding daily progress, observed hazards, maintenance needs, and any conditions that may require follow-up.

- Complete exterior cleaning tasks including pressure washing of sidewalks, building entrances, parking structures, and other exterior surfaces across assigned LMLC properties.
- Perform routine trash and debris removal from outdoor common spaces including parking lots, sidewalks, curbs, open spaces, and building entrances on a scheduled and as-needed basis.
- Collect litter from sidewalks, parking lots, curbs, landscaped areas, and open spaces as part of a daily property route.
- Inspect grounds for safety hazards, property damage, and maintenance needs; document and report all identified issues to the Sr. Property Manager in a timely manner.
- Operate pressure washing equipment, hand tools, and other assigned equipment in a safe and proficient manner, following all manufacturer guidelines and company safety protocols.
- Support seasonal exterior maintenance tasks as assigned, which may include snow removal assistance, storm cleanup, and other weather-related site response activities.
- Demonstrate a positive, professional, and client-oriented attitude toward co-workers, tenants, clients, and the public at all times.
- Consistently strive for improvements in work processes and quality of results to better meet and exceed client and resident expectations.
- Use knowledge of tools, materials, and best practices used in occupied multifamily residential and commercial properties to execute tasks efficiently and safely.
- Travel between LMLC-managed property sites as assigned, operating company vehicles in accordance with company policies and all applicable traffic laws.
- Must be able to work on Wednesdays and key summer holidays

Experience / Education Required
High school diploma or GED preferred. One or more years of experience in landscaping, exterior maintenance, construction, or property management required. Must demonstrate the ability to operate maintenance equipment safely and responsibly. Strong problem-solving, investigative, and critical judgment skills. Proven reliability, punctuality, and the ability to work independently with minimal supervision. Must be willing to actively participate in a learning environment and embrace continuous improvement.
Experience / Education Preferred
Experience working within HOA, commercial property, or multifamily residential property management environments preferred. Familiarity with pressure washing equipment, commercial trash management systems, or exterior site maintenance programs is a plus.
Certificates & Licenses
Valid Montana Driver’s License required for travel between property sites and operation of company vehicles.
Computer Skills
Basic computer skills sufficient to receive work orders, communicate via email, and access company systems preferred.
Language Ability
Able to communicate clearly and professionally with co-workers, supervisors, residents, tenants, clients, and the public. Able to read and follow written instructions, safety guidelines, and work orders.
Math Ability
Able to perform basic mathematical calculations as required for the position.
Reasoning Ability
Ability to identify safety hazards and maintenance issues in the field; exercise sound judgment in escalating concerns to the Sr. Property Manager; make practical decisions in dynamic, outdoor work environments.
Work Environment
This position is primarily performed outdoors, with exposure to varying weather conditions including extreme heat, cold, rain, wind, and snow. Noise levels may range from moderate to loud. Physical Demands
The employee frequently inspects assigned properties outdoors and must stand and exert well-paced mobility for up to 6 hours per shift. The role requires manual dexterity, grasping, walking, bending, stooping, kneeling, climbing, reaching, and repetitive motions, and the ability to lift up to 50 pounds occasionally. Visual acuity is required for inspecting property conditions, identifying safety hazards, and operating equipment safely.
