Job Purpose: Provides regional leadership and oversight of all maintenance operations across multiple Wingate Living communities. Responsible for developing and implementing preventive maintenance programs, ensuring regulatory compliance, standardizing maintenance practices across sites, and building a high-performing maintenance team. Serves as the primary maintenance resource and advisor to community Executive Directors and the Chief Operating Officer.
Essential Duties and Responsibilities:
- Provides direct oversight and leadership to Maintenance Directors at all assigned Wingate Living communities, serving as the primary point of accountability for maintenance operations across the portfolio.
- Develops, implements, and monitors a standardized Preventive Maintenance program across all communities, ensuring compliance with local, state, and federal regulations including Life Safety codes.
- Conducts regular site visits to each community to assess facility conditions, inspect equipment, evaluate maintenance staff performance, and identify capital improvement needs.
- Partners with Executive Directors on facility issues, maintenance staffing, and budget management; provides counsel and hands-on support as needed.
- Oversees recruitment, onboarding, training, and performance management of community-level Maintenance Directors and maintenance staff across the region.
- Develops and manages regional maintenance budgets; reviews and approves capital expenditures and major repair projects in coordination with the COO, CFO and SVP Development.
- Leads contractor and vendor relationships for regional maintenance services, including negotiating contracts for HVAC, plumbing, electrical, elevator, and landscaping services.
- Ensures all communities maintain required documentation for regulatory compliance, including fire safety records, equipment inspection logs, and life safety system testing.
- Oversees fire safety compliance across all communities; ensures all Life Safety, State and Federal Regulations including monthly fire drills are conducted.
- Chairs or participates in Safety Committee activities across communities; promotes a culture of safety awareness and proactive hazard identification.
- Responds to and coordinates resolution of significant facility emergencies across the portfolio; on call and provides after-hours support and direction as needed.
- Identifies and leads capital improvement projects, working with ownership and the COO / SVP of Development to prioritize investments, manage timelines, and control costs.
- Develops and maintains regional maintenance standards, policies, and best practices; ensures consistent implementation across all communities.
- Participates in new community transitions, acquisitions, and renovations; provides due diligence support and project management as required.
- Participates in Quality Improvement and leadership meetings; contributes maintenance perspective to broader operational planning.
- Applies a customer-obsession approach in all aspects of the role, supporting Wingate’s commitment to providing an exceptional environment for residents, families, and team members.
- Adheres to all company policies, procedures, and standards of conduct.
- Reports to the appropriate managers any known or suspected violations of policy, procedures, regulations, or standards of conduct.
- Performs additional duties as assigned.
Position Requirements:
- Minimum 7–10 years of progressive maintenance experience, with at least 3 years in a multi-site or regional maintenance leadership role; senior living, healthcare, or hospitality experience strongly preferred.
- Demonstrated knowledge of building systems including HVAC, plumbing, electrical, life safety, and structural maintenance.
- Working knowledge of local, state, and federal regulatory requirements applicable to senior living facilities, including CMS, NFPA, and OSHA standards.
- Must have knowledge of Life Safety Regulations.
- Proven ability to lead, develop, and hold accountable a geographically distributed team of maintenance professionals.
- Strong project management skills; experience managing capital improvement projects and contractor relationships.
- Budget management experience; ability to develop, monitor, and control departmental and capital budgets.
- Excellent communication skills; ability to work effectively with Executive Directors, residents, families, and vendors.
- Proficiency in maintenance management software and standard business applications.
- Must be available for on-call response to regional facility emergencies.
- Must be able to travel regularly between Wingate communities throughout Massachusetts and Rhode Island.
- Valid driver’s license and reliable transportation required.
- High School Diploma or equivalent required; Associate’s or Bachelor’s degree in Facilities Management, Engineering, or related field preferred.
- Relevant trade licenses or certifications (HVAC, electrical, plumbing) a plus.
