JPI has an exciting opportunity for a Head of Leasing to join our Investment Ownership team located in Dallas, TX. The Head of Leasing will lead all leasing strategy, lease-up execution, centralized leasing operations, and resident acquisition efforts for the internalized property management platform. This role will focus on maximizing occupancy, driving leasing velocity, improving conversion metrics, and developing scalable leasing processes.
Essential Functions & Responsibilities
Leasing Strategy
Develop and execute a property-by-property leasing plan, including pre-leasing strategies, property marketing, lease up during construction and stabilized leasing.
Create weekly leasing goals, pricing strategies, and conversion benchmarks for each property.
Monitor market conditions, competitive positioning, and leasing performance.
Partner with asset management to optimize revenue and occupancy.
Operational Leadership
Build a centralized leasing team and create leasing processes and workflows for the centralized and onsite leasing team.
Develop leasing SOPs, training programs, quality standards, and KPIs by leasing specialist.
Establish lead management and follow-up protocols.
Implement centralized leasing systems and reporting.
Team Development
Recruit and manage centralized leasing professionals and onsite lease-up teams.
Train onsite staff on leasing standards, customer service, and conversion practices.
Create accountability metrics, KPIs and performance tracking.
Conduct regular team meetings, 1-on-1 coaching sessions, and annual performance reviews to mentor, develop, and manage team members effectively.
Coordinate with HR team to ensure compliance with HR policies and procedures and provide conflict resolutions as needed.
Marketing Coordination
Partner with marketing leadership on campaigns, branding, and digital strategy.
Monitor leasing funnel analytics and traffic conversion to ensure optimum leasing team performance.
Coordinate lease-up campaigns for new developments.
Reporting & Analytics
Track leasing KPIs including traffic, conversion, occupancy, retention, concessions and pricing.
Work with technology team to prepare daily, weekly, and monthly property-level reporting.
Prepare leasing reports by leasing specialists that include time to follow up, inquiry to tour, and tour to lease conversion rates.
Prepare executive reporting and market analysis.
AI and Automation
Uses approved enterprise AI tools (e.g., Claude Cowork, Microsoft Copilot) to draft, summarize, analyze, and accelerate everyday work.
Applies sound judgment to review AI-generated outputs for accuracy, tone, and appropriateness before using or sharing them.
Follows company data handling, confidentiality, and acceptable-use policies when working with AI tools and sensitive information.
Demonstrates curiosity and willingness to adopt new tools; actively participates in AI training, office hours, and adoption campaigns.
Uses AI assistants to reduce manual effort on routine tasks (email drafting, meeting notes, document summarization, basic research).

Education, Work Experience, & Physical Requirements
10+ years of multifamily leasing leadership experience.
Strong understanding of lease-ups, stabilized leasing, centralized leasing, and resident acquisition.
Knowledge of multifamily property management operations, respective markets, and industry trends.
Experience leading a centralized leasing team and leasing teams across multiple assets.
Strong analytical and communication skills.
Experience with CRM and PMS systems.
This role is located in the central office and will also require travel various JPI properties.
Experience with institutional Class A multifamily portfolios.
Experience building leasing infrastructure from the ground up.
Familiarity with revenue management tools and digital marketing analytics.
Experience with internalization of leasing and operational transitions.
Experience with workforce housing and LITHC leasing is a plus
Familiarity with Yardi, RealPage, Entrata, Salesforce, or similar platforms.
