Job Summary
The Loan Eligibility Specialist (LES) is responsible for the accurate and timely set-up of new loan files received from our Sellers. This role performs a comprehensive loan eligibility and documentation review prior to underwriting and/or purchase to ensure loans meet applicable agency, investor, and Planet Home Lending guidelines. This role supports delegated, non-delegated, and specialty product channels and serves as a critical quality control and risk mitigation function within the Correspondent Division. The LES validates loan data, documentation, and eligibility criteria across multiple product types to ensure loans are accurate, complete, and compliant prior to advancement in the loan lifecycle
Essential Duties and Responsibilities
Completes assigned audits and enhanced diligence reviews in accordance with team-specific scopes, including Quality & Loan Document (QLD) reviews, Non Agency eligibility reviews, and pre-underwriting reviews for non-delegated loans.
Accurately inputs and validates loan data within the Loan Origination System (LOS), ensuring all required data fields are complete and accurate prior to underwriting and/or purchase.
Reviews loan delivery packages, including credit, income, asset, collateral, and closing documentation, to confirm alignment with eligibility requirements; identifies discrepancies, missing items, or inconsistencies.
Assists with the review and resolution of suspense or eligibility-related conditions to support timely progression of loans through purchase.
Tags, indexes, and validates documents within the LOS document repository in accordance with established standards and audit checklists to support downstream underwriting, purchasing, and post-closing activities
Participates in special projects, process improvement initiatives, training, and cross-functional collaboration as assigned to support evolving business needs and product offerings
Analyzes borrower documentation (income, assets, credit, and related supporting documents) and proactively requests missing, corrected, or conflicting information from Sellers as needed.
Performs other duties as required.
Position Requirements
Education
High School graduate or GED required.
Some college preferred.
Experience
Minimum of three (3) years of mortgage industry experience in loan eligibility, loan set-up, underwriting support, quality control, or a related function.
Experience with delegated and/or non-delegated correspondent lending preferred.
Exposure to Government, Conventional, and/or Non Agency products strongly preferred
Functional/Technical Skills
Strong analytical skills with a high level of attention to detail and accuracy.
Ability to interpret and apply agency, investor, and internal eligibility guidelines.
Working knowledge of loan documentation, including credit, closing, and collateral packages.
Experience working in a paperless environment utilizing multiple mortgage systems and platforms.
Intermediate typing and data entry skills.
Effective time management and prioritization skills in a fast-paced, high-volume environment.
Professional verbal and written communication skills with the ability to interact effectively with internal partners and external Sellers.
Ability to work independently while also functioning as part of a team within a structured review framework.
