Who we need
Reporting to the Director, Development Advisory, we are hiring a Senior Construction Consultant to join our growing U.S. team. As our new Senior Construction Consultant, you will provide independent construction risk advisory and loan monitoring services for lenders and developers across a diverse portfolio of projects. You will conduct pre-development due diligence, review construction drawings, contracts, schedules, budgets, and project documentation, perform site inspections, validate construction progress against draw requests, and prepare detailed reports and recommendations that support lending decisions.
This is a remote role with the expectation that you are based in the Eastern United States near a major airport and are available to travel up to 50% of the time. Travelling to project sites throughout the country, you will collaborate with lenders, developers, contractors, and internal stakeholders while helping to expand our Development Advisory practice and deliver trusted construction insights across multiple asset classes.

As our new Senior Construction Consultant, you will:
- Provide independent construction risk advisory and due diligence services. You will review construction drawings, specifications, schedules, budgets, contracts, development approvals, and other project documentation to assess project feasibility and identify potential risks prior to financing. Applying your construction expertise and professional judgement, you will prepare detailed due diligence reports that provide lenders with a clear understanding of project scope, cost, schedule, and risk exposure before loan closing or initial funding.
- Lead construction loan monitoring and reporting activities. You will serve as the independent advisor between lenders, developers, contractors, and project stakeholders throughout the construction lifecycle. Conducting regular site inspections, you will evaluate construction progress, validate draw requests against work in place, review supporting documentation, assess cost-to-complete forecasts, and provide funding recommendations that support informed lending decisions. You will prepare comprehensive monthly reports that communicate project status, financial performance, schedule adherence, and emerging risks through project completion.
- Assess project performance and proactively identify risk. You will analyze contractor pay applications, subcontractor invoices, lien waivers, change orders, RFI logs, contingency utilization, and other key project controls to evaluate project health and financial performance. Drawing on your understanding of construction practices, contracts, and project delivery, you will identify potential concerns, communicate findings clearly, and recommend practical solutions that help lenders mitigate risk and protect their investments.
- Manage relationships and represent Altus as a trusted advisor. You will collaborate with lenders, developers, contractors, consultants, and internal stakeholders across multiple concurrent projects. As a trusted source of independent insight, you will build credibility through your technical expertise, professionalism, and ability to communicate complex construction and financial information in a clear, practical, and actionable manner.
You bring:
- The construction expertise. You have a degree in Construction Management, Architecture, Engineering, or a related discipline, or equivalent experience gained through construction, development, consulting, or contracting environments. You bring several years of hands-on experience overseeing, managing, consulting on, or evaluating construction projects and have a strong understanding of project delivery, construction practices, project controls, budgets, schedules, and contracts.
- The technical foundation. You can confidently interpret construction drawings, specifications, schedules, contracts, and project documentation across multiple disciplines. You understand how construction projects are planned, procured, and executed and can assess construction progress, contractor performance, and project risks through both documentation reviews and site observations.
- The analytical and risk assessment capability. You can evaluate project budgets, pay applications, change orders, cost-to-complete forecasts, and supporting documentation to identify risks and assess project health. You apply sound professional judgement when making recommendations and understand the potential impact of cost, schedule, scope, and construction-related issues on project outcomes and lending decisions.
- The communication and stakeholder management skills. You can build credibility with lenders, developers, contractors, consultants, and project teams. You are comfortable leading conversations, asking thoughtful questions, and translating complex construction information into clear, concise reports and actionable recommendations for a variety of audiences.
- The independence and accountability. You thrive in a remote environment where autonomy, organization, and responsiveness are essential. You can manage multiple projects simultaneously, balance travel with competing priorities, and take ownership of your work while maintaining the professionalism, attention to detail, and client service expected in a consulting environment.
