Description
Responsibilities & Duties
- Develop advanced property‑level financial models incorporating multiple underwriting assumptions and investment scenarios
- Gather and input property data including rent rolls, operating expenses, historical financials, building metrics, and zoning/entitlement information
- Analyze building plans, rent rolls, and regulatory constraints to develop stabilized, redevelopment, and value‑add assumptions
- Conduct scenario, break‑even, and sensitivity analyses for acquisition, disposition, and refinancing decisions
- Lead financial due diligence on potential acquisitions and prepare investment memos for executive review
- Determine leveraged and unleveraged returns, equity returns, IRR, NPV, Return on Cost, and other investment metrics
- Prepare Sources & Uses statements, unit mix analyses, and full pro forma financial models
- Support analysis of refinance, recapitalization, and hold/sell strategies
- Conduct detailed market and submarket research, including rent comps, occupancy trends, supply/demand, and competitive positioning
- Monitor economic, demographic, and industry trends that impact asset performance
- Benchmark comparable sales, operating metrics, and market valuations to inform underwriting assumptions
- Support annual budgeting and forecasting processes by collaborating with Property Management, Operations, and senior accounting staff
- Analyze budget‑to‑actual results and provide recommendations to improve operational and financial outcomes
- Monitor asset‑level performance and identify opportunities to enhance NOI through revenue initiatives, operational efficiency, or capital planning
- Assist in the preparation of investment memoranda and presentations for leadership and external stakeholders
- Support transaction due diligence by conducting research, preparing data summaries, and validating assumptions
- Participate in discussions with brokers, property owners, and other partners as part of acquisition or disposition activity
- Partner with Asset Management, Operations, Legal, Acquisitions, and Executive Teams to ensure asset strategies align with organizational objectives
- Communicate analyses, findings, and recommendations clearly to senior management
- Collaborate across teams to share insights, enhance decision‑making, and support broader portfolio strategy
Our Ideal Candidate
- Demonstrates strong financial modeling abilities and quantitative analysis skills
- Proficient with Microsoft Excel, PowerPoint, and financial modeling tools, with the ability to learn new systems as needed
- Solid understanding of real estate financial concepts, valuation methods, cash‑flow drivers, and portfolio/asset‑level analysis
- Skilled in market, demographic, and comparable‑property research, with the ability to translate findings into accurate underwriting assumptions
- Clear and concise written and verbal communication skills, with the ability to present complex financial concepts to non‑financial stakeholders
- High attention to detail, strong documentation discipline, and consistent accuracy in all work products
- Professional judgment, confidentiality, and integrity when handling sensitive financial or strategic information
- Ability to work independently with minimal supervision, manage shifting priorities, and meet tight deadlines
- Able to interpret and follow written, oral, diagrammatic, or schedule‑based instructions
- Ability to operate in a constant state of alertness and in a safe, responsible manner
- Comfortable working in a fast‑paced, entrepreneurial environment with evolving priorities
- Driving is an essential function of the role; travel between properties or company locations may be required
- Ability to communicate effectively in English with clients and coworkers (other languages may be used when mutually preferred)
- Knowledge of and adherence to company standard operating procedures, relevant laws, and internal policies
- Bachelor's degree or higher in Finance, Real Estate, Economics, or a related field preferred
- Minimum number of years: At least 5 years of related experience in real estate financial analysis, modeling and underwriting required
