Role Summary
The Manager, Leasing manages leasing operations, tenant relationships, and retail space optimisation to achieve high occupancy rates and enhance tenant performance. This role ensures compliance with leasing requirements, supports marketing efforts, and delivers exceptional tenant satisfaction.
Key Outcomes
- Occupancy Targets – Secure leases with quality tenants to maintain target occupancy rates.
- Lease Compliance – Ensure timely, accurate lease documentation that adheres to legal and company standards.
- Tenant Satisfaction – Build and maintain positive relationships with tenants to enhance engagement and retention.
- Retail Growth – Contribute to revenue growth through effective leasing strategies and marketing collaboration.
Key Responsibilities
Leasing Operations
- Conduct lease negotiations and finalize agreements with tenants.
- Analyse tenant requirements to recommend suitable space allocations.
- Monitor leasing pipeline and track progress against targets.
Lease Documentation and Compliance
- Prepare lease agreements, amendments, and renewals.
- Ensure compliance with legal and company policies.
- Maintain organized records of lease documents and critical dates.
Tenant Relationship Management
- Act as a key contact for tenant inquiries and concerns.
- Collaborate with tenants to align lease terms with their business objectives.
- Coordinate lease renewals and negotiate terms aligned with tenant and company objectives.
Marketing and Retail Engagement
- Support retail marketing activities to increase tenant visibility and drive sales.
- Provide leasing insights to enhance retail visibility and foot traffic.
- Assist in planning and executing promotional events.
Reporting and Market Analysis
- Track leasing performance and provide updates to management.
- Conduct market research to identify opportunities for improvement.
- Provide data-driven recommendations to improve leasing strategies.
Core Competencies & Technical Expertise
Technical Competencies
- Proficient in lease negotiation and contract management.
- Knowledge of real estate laws and leasing regulations.
- Familiarity with Tenancy system (e.g. IFCA, e-tenancy).
Qualifications & Experience
Educational Background
- Bachelor’s degree in Real Estate Management, Business Administration, or related field.
Experience Requirements
- Minimum 5 years in leasing or retail property management. Exposure in shopping mall environment is plus point.
