Job Description
Overview:
The Project Manager leads residential design-build projects from preconstruction through closeout, with accountability for financial performance, client communication, team coordination, change management, and overall project execution.
Key Responsibilities:
1. Project Financial Leadership
- Own project budgets, forecasting, and cost control.
- Maintain accurate financial oversight from launch through closeout.
- Develop and manage budgets, forecasts, and job cost reporting.
- Monitor committed costs, labor, subcontractor spending, and contingency usage.
- Identify risks early and take corrective action to protect margin.
2. Client Leadership & Communication
- Serve as the primary client relationship owner.
- Lead communication, set expectations, and keep the client experience proactive and professional.
- Lead client meetings and progress updates.
- Manage expectations around schedule, scope, and budget.
- Communicate decisions, risks, and solutions clearly; resolve issues quickly.
3. Design-to-Field Coordination
- Align design intent with field execution.
- Keep design, estimating, procurement, and production teams coordinated and moving decisively.
- Coordinate design, estimating, procurement, and field teams.
- Drive clarification of plans, details, submittals, and RFIs.
- Support field leadership with timely decisions and accurate information.
4. Change Management
- Manage scope, pricing, and approvals with discipline.
- Own the process for identifying, pricing, documenting, and communicating project changes.
- Identify scope changes and assess cost and schedule impact.
- Prepare and present change order pricing; secure approvals as required.
- Maintain organized documentation and protect project margin.
5. Project Success & Accountability
- Deliver projects that meet schedule, financial, and client goals.
- Lead teams with accountability, remove barriers, and drive organized closeout.
- Develop and maintain schedules with field leadership.
- Monitor milestones, anticipate risks, and lead recovery plans when needed.
- Lead coordination meetings and ensure complete, organized closeout.
Required Skills & Abilities:
- Strong knowledge of residential building codes and ability to interpret architectural and engineering plans
- Excellent written and verbal communication skills
- Strong collaboration skills with clients, team members, and trade partners
- Proficiency in Microsoft Office; Buildertrend, PlanGrid, or Bluebeam experience preferred
Education & Experience:
- Degree in architecture, engineering, construction management, or a related field preferred
- 5+ years of project management or direct supervision experience; high-end residential experience in the San Francisco Bay Area strongly preferred
Physical Requirements:
- Ability to work safely on active construction sites in varied conditions
- Ability to climb ladders and navigate stairs throughout all stages of construction
