Job Description
We are seeking a Building Operator to ensure our properties are safe, well-maintained, and environmentally responsible. The Building Operator is responsible for the day-to-day operation, maintenance, and repair of building systems and equipment to ensure safe, efficient, and uninterrupted facility operations. This role involves hands-on work with building systems, contractor support, and sustainability initiatives. Ideal candidates are mechanically inclined, collaborative, and committed to delivering excellent service.
RESPONSIBILITIES
Operations & Maintenance
Operate and maintain HVAC, elevating devices, plumbing, electrical, BAS, and life safety systems
Conduct water treatment and critical system testing (e.g. chilled water backup, generators)
Ensure compliance with safety regulations, building codes, and environmental standards
Support contractors and obtain quotes for building work
Perform regular building inspections and submit reports
Complete preventative and demand maintenance using Angus PM system
Maintain high standards of cleanliness and housekeeping
Documentation & Compliance
Track and schedule work to ensure compliance testing and inspections are completed
Manage tenant work orders via Angus TR system and ensure satisfaction
Maintain logs, checklists, and inspection records
Ensure compliance with OH&S, Environmental, Sustainability, and Property Management policies
Assist with emergency response procedures and participate in safety drills
Performance & Reporting
Assist with capital projects and contribute to 10-year capital planning
Assist in annual budget creation and ensure it is followed as best as possible
Complete annual emergency evacuation drills and incident reporting
Key Performance Indicators (KPIs)
90%+ completion of preventative maintenance tasks monthly
100% OH&S and emergency drill compliance
Timely submission of monthly reports (target: 11 of 12 months).
100% completion of required training certifications annually.
tenant satisfaction score of 90%+ based on Angus or PM surveys.
Capital project support within 10% of budget.
Sustainability targets met quarterly per asset.
QUALIFICATIONS
Minimum 3 years’ experience in commercial property operations
Experience in commercial and industrial facilities
5th Class Power Engineering or BES certification (or in progress)
Strong troubleshooting skills in mechanical and electrical systems
Valid driver’s licence
Collaborative, team-oriented mindset
Passion for sustainability and energy management
