Who You Are:

As the Land Manager, you will play a crucial role in supporting the successful execution of the projects within the Tampa FL market.  Your responsibilities will encompass a wide range of tasks, from administrative duties to project coordination. Your attention to detail, communication skills, and ability to juggle multiple tasks will be essential for success.

The Difference You Will Make:

  • Collaborate with Director, Construction and Land Development to create detailed action plans, consideration for resources, budgets, and schedules.

  • Participate in project design meetings and propose improvements when necessary.

  • Evaluate potential technical challenges and develop solutions.

  • Supervise on-site activities, ensuring all consultant and subcontractor team members stay on track.

  • Manage project-related paperwork, ensuring all necessary materials are current, properly filed, and stored.

  • Prepare and review memos, meeting minutes, and emails.

  • Communicate with team members to identify and define project requirements, scope, and objectives.

  • Adhere to project budget parameters by monitoring expenses and implementing cost-saving measures.

  • Maintain project schedules and update accordingly.

  • Ensure deadlines are met by coordinating with team members.

  • Facilitate smooth project execution by conducting regular onsite check-ins.

  • Submit and track all applicable civil sitework and building permits.

  • Attend city meetings related to project as needed.

  • Act as an on-site facilitator for the site team and the Director, Construction and Land Development.

  • Promote and maintain effective communication and collaboration among team members.

  • Complete project tasks as directed and assigned.

  • Work requires strong knowledge of health and safety policies and procedures.

  • Work requires proficiency with Construction Management Software, Microsoft Excel and Word.

  • Work requires knowledge of virtual meeting software. 

  • Work requires the ability to learn an internal construction and accounting software system.

  • Flexibility, good instincts, and strong situational awareness.

Direct Reports and Reporting Relationship

None, however, the ability to achieve results by working with others within the organization, regardless of the reporting relationship, is a critical success factor - these could include but are not limited to construction management staff, quality assurance inspectors, sales and homebuilding team, and the property management team.

Minimum Qualifications

Bachelor’s degree in construction management, Business Administration, Real Estate Development, or Relevant Experience is required.  A minimum of five (5) years of real estate industry experience is required.  Certified Associate in Project Management (CAPM) certification desired.  Aptitude to acquire general construction and legal knowledge with respect to civil sitework and building construction codes, materials, product specifications and costs.

Work Environment 

While performing the duties of this job, the employee is exposed to a jobsite office environment. At times, the employee is exposed to wet and/or humid conditions and outside weather conditions.  The noise level when subjected to the field environment is usually loud. 

Location and Travel  

This position will be based at the jobsite office location in Tampa FL. The individual must be physical present at the jobsite on a regular basis with occasional travel to regional or corporate offices.
