JOB SUMMARY:
The Existing Store Real Estate Paralegal plays a vital role in 7-Eleven's Legal Department, specifically within the Real Estate Legal Group. Working alongside in-house real estate counsel, this position supports the transaction team in executing real estate strategy and assists the property management team in managing various real estate-related documents for 7-Eleven locations across the U.S. and Canada. As a high-volume paralegal position, this role requires strong process management skills and a business-oriented approach. Frequent collaboration with multiple internal departments is essential to ensure efficient and accurate handling of issues related to ongoing real estate activities under lease renewals, escalation of property title issues, and drafting complex real estate documents.
KEY DUTIES AND RESPONSIBILITIES:
- Drafts, reviews, and/or redlines lease renewal documents for 7-Eleven stores, ensuring alignment with Company requirements, business model, and protecting the Company's interests in accordance with agreements negotiated by the transaction team.
- Drafts, reviews, and negotiates Subordination, Non-Disturbance, and Attornment (SNDA) agreements, and is responsible for the preparation and completion of landlord estoppel certificates in collaboration with appropriate stakeholders.
- Prepares and reviews sales contracts for single-site divestitures, managing the closing process in coordination with the title company.
- Prepares and reviews purchase contracts for single-site acquisitions under lease options, overseeing the closing process through the title company, and reviewing or escalating issues related to property title.
- Generates and/or reviews lease amendments, easement agreements, and other real estate-related documents, ensuring proper internal processes are followed for authorizations, compliance, and document execution.
- Builds strong, collaborative relationships with business partners and cross-functional stakeholders, demonstrating a team-oriented approach while effectively communicating and aligning legal guidance with operational objectives.
EDUCATION AND EXPERIENCE:
EDUCATION: Bachelor’s degree and/or paralegal certificate from an ABA approved institution strongly preferred.
YEARS OF RELEVANT WORK EXPERIENCE: 3+ years of relevant legal and real estate experience.
SPECIFIC KNOWLEDGE AND SKILLS:
- Excellent written communication skills in English, with the ability to clearly articulate complex legal concepts and documents.
- Strong organizational and time management skills, adept at prioritizing tasks and managing deadlines in a fast-paced, dynamic environment.
- In-depth knowledge of leases, legal concepts and documents related to commercial retail real estate, with a particular focus on lease transactions and leasehold issues.
- Collaborative team player, able to work effectively with a wide range of stakeholders (in-house counsel, outside counsel, accounting teams, transaction negotiators, landlords, tenants, and title companies) to drive the Company’s business goals in a highly process-driven setting.
- Commitment to supporting store operations and embracing servant-leadership principles.
