Job Description

ASMO aims to provide reliable end-to-end integrated procurement and supply chain services for companies across the industrial, energy, chemical, and petrochemical sectors. Our focus customers in the short term will be Saudi Aramco and its Affiliates. In the long term, all the industrial sectors within Saudi Arabia aim to reach the MENA region.

Objective:

ASMO Real Estate Solutions, a leading logistics and procurement company based in Dammam, Saudi Arabia, is seeking an experienced Construction Manager to oversee our industrial and warehouse real estate projects. The role includes developing and executing project strategies, budgets, and schedules as well as planning, leading, organising, controlling and coordinating the activities and services of all construction project resources, incl. designers, general contractors, subcontractors and professional consultants employed by the company for the purposes of delivering their construction projects.

General Responsibilities:

  • Oversee and manage all construction activities for industrial and warehouse projects, ensuring timely delivery within budget and scope Oversee and manage all construction activities for all industrial and warehouse projects in the region, ensuring timely delivery within budget and scope.
  • Planning, leading, organising, controlling and coordinating all the activities and construction related resources, associated with the ASMO Construction department, with a view to successfully delivering all built environment projects for the company, within Saudi Arabia.
  • Appoint and lead a professional team, including designers, general contractors, subcontractors, and consultants, ensuring effective coordination and collaboration throughout the project lifecycle.
  • Prepare project tender documentation and specifications and evaluate and adjudicate tender results to select the best contractors and service providers.
  • Maintain communication with contractors, clients, internal stakeholders, and government authorities, promptly addressing any issues or disputes that arise.
  • Monitor project performance and implement continuous improvement measures, ensuring compliance with best practices in design and construction methodologies.
  • Oversee project documentation, quality control, cost management, and risk assessments, ensuring all aspects are managed effectively.
  • Work closely with the Procurement department to ensure all procurement processes align with ASMO policies and procedures.
  • Work closely with commercialization manager to ensure accurate project cost monitoring.
  • In-depth knowledge of construction processes, methods, materials, and standards relevant to industrial and warehouse facilities.
  • Comprehensive understanding of construction contract management, including NEC, FIDIC, JCT, JBCC, and related procurement and dispute resolution processes.

Qualifications:

  • Bachelor of Science Degree (or higher) in Construction Management, Engineering, Architecture, or a related field.
  • At least 9 years of Construction Management experience.
  • A minimum of 5 years of on-site construction experience with a General Contractor, specifically in industrial and warehouse projects.
  • At least 5 years of Construction Management experience in a leadership role on the client side, demonstrating a strong track record of successful project delivery.
  • Membership in professional real estate or construction organizations is preferred but not required.
