Job Description
Job Purpose
Responsible for performing highly diversified duties to troubleshoot, repair and maintain facilities according to safety and preventive maintenance standards. Provide a strong commitment to the service needs of tenants.
Principal (Essential) Duties
- Represent the company in a professional and courteous manner.
- Ensure that properties consistently exceed approved departmental and organizational standards (e.g., front door policy).
- Responsible for timely response to service calls for all maintenance requests, within 24 hours. Read and interpret equipment manuals and work orders to perform required maintenance and service.
- Conduct routine property inspections to identify maintenance needs.
- Diagnose problems, replace or repair parts, test and make adjustments.
- Perform light carpentry, plumbing and electrical repairs as needed.
- Delegation of work to service vendors and support contractors for building maintenance needs; including inspection of completed work to established standards. (ex. janitorial, HVAC, snow removal).
- Notify director of facilities regarding supply replenishment and inventory control.
- Comply with safety regulations and maintain clean and orderly work areas.
Secondary Duties
- Provide input to facilities department to facilitate first class customer service.
- Contribute ideas for company cost savings or income generation.
- Participate in all staff development, training, cheer committee events and meetings as required.
- Develop, monitor and update PRD’s on an ongoing basis.
- Perform other duties and special projects as assigned.
Knowledge, Skills and Abilities
- Ability to understand basic instructions and follow a checklist of tasks.
- Experienced in using basic hand tools.
- Ability to perform basic work in electrical, plumbing and HVAC.
- Knowledge of safety procedures.

Experience/ Education Requirements
- High school diploma/GED required. Associate’s degree in mechanical, electrical, industrial maintenance or completion of a craft apprenticeship, preferred. Demonstrated related experience may substitute for preferred education.
- Completion of OSHA 10 hour safety course required.
- Minimum of two (2) years of maintenance experience in commercial real estate preferred.
- Working knowledge of building maintenance and repairs required.
Working Conditions/ Physical Demands:
While performing the duties of this job, the employee must be able to:
- Travel 15% beyond designated property site.
- Occasionally exposed to outside weather conditions.
- Frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud.
- Active position exerting up to 50 pounds of force occasionally and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects.
- See, hear, talk and perform tasks requiring manual dexterity and visual acuity; kneel, sit, stand, walk, bend, crouch, stoop, reach and other similar, repetitive tasks requiring physical activity.
- Able to operate standard office/computer equipment.
- May include evening, weekend and holiday hours, as necessary.
- Valid driver’s license.
