Position Summary
The Maintenance Supervisor is responsible for the overall operation, coordination, and supervision of the property’s maintenance functions. This role ensures that all building systems—including HVAC, plumbing, electrical, pools, roofing, and general structural components—are maintained in optimal working condition.
The Maintenance Supervisor leads the maintenance team in delivering timely, high-quality service while ensuring compliance with company standards, safety regulations, and applicable local, state, and federal laws. This position plays a critical role in preserving the physical asset, minimizing operational costs, and maintaining high resident satisfaction through effective communication and responsive service.

Key Responsibilities
Team Leadership & Supervision
Supervise, train, and evaluate maintenance staff; provide ongoing coaching and performance feedback
Assign daily work orders, preventative maintenance tasks, and special projects
Ensure team adherence to company policies, safety procedures, and performance standards
Participate in hiring, onboarding, and disciplinary actions as needed
Maintenance Operations
Oversee the inspection, repair, and maintenance of all property systems, including HVAC, plumbing, electrical, appliances, pools, roofing, and structural components
Ensure all work orders are completed accurately, efficiently, and within established timeframes
Troubleshoot complex maintenance issues and determine appropriate solutions
Maintain adequate inventory of tools, equipment, and supplies
May be required to travel to assist other MEB properties to assist with maintenance related issues.
Preventative Maintenance & Compliance
Develop and implement preventative maintenance programs to extend the life of building systems and equipment
Ensure compliance with OSHA standards, local building codes, and company safety policies
Conduct regular property inspections and identify maintenance needs or potential hazards
Maintain accurate records of maintenance activities, inspections, and safety logs
Budget & Vendor Management
Monitor and control maintenance expenses to ensure adherence to the approved budget
Obtain bids, negotiate contracts, and manage relationships with approved vendors and contractors
Evaluate the cost-effectiveness of in-house repairs versus outsourced services
Requisition materials and supplies in a timely and cost-efficient manner
Resident Relations & Customer Service
Ensure high-quality customer service by addressing resident maintenance concerns promptly and professionally
Communicate effectively with residents regarding service requests, delays, and project updates
Support resident retention through positive interactions and community engagement
Assist with resident events and contribute to a positive community atmosphere
Unit Turnovers & Property Upkeep
Coordinate with the leasing team to ensure vacant units are turned efficiently and ready for occupancy
Oversee unit refurbishments, including inspections, repairs, and quality control
Assist with maintaining curb appeal, including groundskeeping, trash removal, painting, and common area upkeep
Emergency Response & Reporting
Respond to after-hours emergencies as required, including participation in an on-call rotation
Properly document and report all incidents, accidents, and emergencies to management and corporate office
Ensure timely follow-up and resolution of emergency maintenance issues
Requirements
Minimum of 2+ years of maintenance experience, preferably in multi-family housing
Valid Driver’s License and reliable transportation
Proficient in English (spoken and written) as to be able to communicate with residents, clients,vendors, and team members.
Ability to work independently and manage multiple priorities in a fast-paced environment
Physical ability to lift (up to 50 lbs), climb ladders, kneel, bend, and work outdoors in varying weather conditions
Availability for overtime, on-call duties, and weekend work as needed
Ability to read, write, and perform basic mathematical calculations
Strong problem-solving skills and ability to make sound decisions under pressure
Desired Qualifications
High School Diploma or equivalent required; technical or trade certification preferred
Prior supervisory or leadership experience strongly preferred
Experience with property management software (e.g., Yardi, AppFolio, or similar systems) is a plus
Knowledge of HVAC systems, including EPA certification (preferred but not required)
