Position Summary

The Maintenance Director serves as the operational and environmental leader within the community.

This role is responsible for maintaining a safe, clean, functional, and welcoming environment for residents, families, staff, and visitors.

The Maintenance Director partners closely with the Executive Director and leadership team to oversee building operations, preventative maintenance, housekeeping support, room readiness, vendor coordination, and overall community presentation.

This is not a passive maintenance role.

This is a hands-on leadership position for someone who is proactive, organized, dependable, and takes pride in creating environments where people feel safe and cared for.


Key Responsibilities

Building Operations & Maintenance

  • Oversee daily maintenance operations and work order completion
  • Perform preventative maintenance throughout the community
  • Identify and address building issues proactively
  • Ensure apartments and common areas remain safe and functional
  • Support emergency repairs and urgent operational needs
  • Maintain organized maintenance systems, supplies, and storage areas

Community Presentation & Environmental Standards

  • Help maintain a clean, welcoming, and professional environment
  • Oversee housekeeping support and cleanliness expectations
  • Monitor interior and exterior building presentation
  • Assist with apartment turnovers and move-in preparation
  • Ensure community appearance reflects pride and operational excellence

Safety & Compliance

  • Support life safety, emergency preparedness, and environmental compliance
  • Assist with fire drill documentation, safety checks, and preventative inspections
  • Help ensure ongoing survey readiness
  • Maintain compliance with community safety policies and procedures
  • Identify and communicate operational risks proactively

Vendor & Operational Coordination

  • Coordinate with outside vendors and contractors as needed
  • Partner with leadership on operational priorities and building projects
  • Communicate maintenance updates, barriers, and repair timelines clearly
  • Support efficient daily operations across departments

Leadership & Team Support

  • Partner with the Executive Director and department leaders to support community operations
  • Demonstrate urgency, professionalism, and accountability daily
  • Help foster a positive and team-oriented culture
  • Support residents and staff with responsiveness and professionalism

Qualifications

  • Maintenance, facilities, environmental services, construction, or related experience preferred
  • Leadership or supervisory experience preferred
  • Experience in healthcare, senior living, hospitality, multifamily, or similar environments preferred
  • Basic knowledge of building systems, preventative maintenance, and safety practices
  • Strong problem-solving and organizational skills
  • Ability to prioritize multiple responsibilities in a fast-paced environment
  • Self-motivated with strong follow-through
  • Basic computer and communication technology proficiency required
  • Valid driver’s license preferred
