Maintenance Supervisor
Job Summary
Job Summary
- Primary responsibilities include hands-on maintenance of the community, including overall inspection, repair, and general maintenance of market-ready apartments and other interior/exterior areas.
- Acts as a team leader among general maintenance staff; delegating, supervising and directing work of the department.
Job Accountabilities
- Prepares or assists in preparing market-ready apartments in regards to painting, carpet cleaning, general repairs, housekeeping, etc.
- Performs various preventative maintenance functions and records findings in maintenance log.
- Completes regular community inspections.
- Responds to resident services requests and concerns in a timely manner.
- Performs on-call emergency service as required.
- Assists Maintenance Director and/or Property Manager on special maintenance projects as necessary.
- Works along with general maintenance staff in maintaining grounds and common areas and keeping them free of trash and debris.
- Monitors maintenance and up-keep of all mechanical equipment to community including, but not limited to, water heaters, HVAC units, etc.
- As team leader, responsible for training and supervision of community maintenance staff. Is typically involved with Property Manager in hiring, interviews, training, and
- performance reviews of maintenance staff.
- May assist in monitoring capital improvement projects.
- Ensures safe work practices are being followed by all maintenance staff.
- Ensures maintenance staff is performing to Company standards and that service requests are handled in a prompt, courteous and efficient manner.
- Understands and complies with Fair Housing laws and standards.
- Maintains open communication with Property Manager and other community staff.
- Represents Company in a professional manner at all times.
- Attends and participates in training programs as requested.
- Assists with and attends community sponsored resident activities and functions.
- Transports residents and/or prospective residents via motorized vehicle throughout property grounds; runs errands as necessary.
- Performs other related duties as assigned or requested.
Job Qualifications
- Minimum Education: High School or GED, 18 months of Trade School Minimum Experience: 3 Years
- Minimum Field-of-Expertise: Hands-on technical work experience in the areas of plumbing, electrical, carpentry/construction, HVAC, etc. required.
- Preferred Experience: 5 Years
- Preferred Field-of-Expertise: Must be EPA certifiable.
