  OVERVIEW The Project Manager's role is to manage the assigned projects from turnover to completion in a timely and cost-effective manner. This position has overall responsibility for managing the scope, costs, schedule, internal and external labor, and ensuring contractual deliverables are met. The Project Manager is also responsible for the project quality, safety, and security requirements. Employees at this level are responsible for projects with varying degrees of complexity and will require a limited level of assistance and oversight. Project Managers at this level will also begin to assist with training, assign, review, and approve the work of lower level project management staff.  ESSENTIAL FUNCTIONS Expert user with QuickBase, Inventory Management, BlueBeam & AutoQuotes. Coordination and communication with GC, Trade Contractors, and Client as required. Complete all onsite utility inspections of in slab and in wall prior to close-in. Develop and maintain project schedules. .Identify required resources and assigns personnel and contractors to execute the work. Obtaining all field dimensions required for equipment releases. Ensure all color selections and sizing requirements have been obtained. Create additional RFI’s as required. Release all purchase orders and product shop drawings for fabrication with close review of all project documents, RFI’s, site conditions, etc. Inspect projects and provide ongoing worklist to Installers; Coordinate the installations and inspections for hood/fire protection, refrigeration, health department, and other project safety requirements.  This may also include lining-up cranes, trucks and other materials as required for a successful installation. Manage all Change Order and ASI pricing on project. Incorporate all changes into project successfully and minimize the impact on all parties. Review and support project billings. Assist with post installation issues and warranty calls after turnover. Attend corporate events, internal meetings, conferences, and training as required. Support the Estimating Department in their effort to obtain future work; Attend pre-bid walk throughs, scope reviews, and site inspections as required. Train, coach, and mentor lower level project engineers and project managers on team. *The duties and responsibilities described are not necessarily an exhaustive list. Lead or Supervisor Responsibilities This position provides lead responsibilities and partners with a project team which generally includes a Senior Project Manager, Project Managers, a Project Engineer and Project Coordinator to achieve project success. MINIMUM QUALIFICATIONS Bachelor’s degree from an accredited college or university. A degree in engineering, construction management, or related field is strongly preferred. A minimum of 4 years of related project management experience in the construction industry. Knowledge of basic business principles to manage project timelines and financial expenses Strong math skills. Excellent verbal and written communication skills. Highly proficient in Microsoft Office programs. Strong interpersonal skills with a demonstrated ability to work in a collaborative environment. Must be pro-active and detail-oriented. Ability to adapt quickly and resourcefully to shifting priorities. Strong time-management skills. OSHA-30 certification. Must have a valid driver’s license. Must be able to successfully pass a background and motor vehicle record check. Physical Demands Job site work may involve some handling of equipment (for example, shelving) and may include walking or standing most of the time and requires frequent bending, stooping, and twisting (for example, taking field measurements). Work may also require sitting for extended periods of time while operating a computer, standing, walking and moving throughout the office; requires driving and valid driver’s license; talking; seeing (specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus); hearing; feeling; bending or stooping; squatting or crouching; reaching; kneeling; pushing; pulling; lifting up to 50lbs. Working Conditions Office hours are from 8:30 am – 5:00 pm, Monday – Friday. However, the ability to work a flexible schedule is required and may require early morning, evening, or weekend hours as business needs demand. Travel This position may require 40% travel which may include out-of-town and overnight stays. Must be able to safely drive an automobile to and from client sites
