Job Description

Position: Property Maintenance Technician

Location: Spartan Suites at Norfolk State University

Reports To: Maintenance Supervisor

Compensation: $17.50-$18.00 per hour and a competitive benefits package

FLSA Status: Non-Exempt

Position Description:

Under the direct supervision of the Maintenance Supervisor, the Property Maintenance Technician is responsible for all aspects of facility maintenance, renovation, and repair. This position serves on a maintenance on-call rotation assisting with after-hours maintenance emergencies.

 

Essential Duties and Responsibilities: 

  • Responds to all maintenance requests/calls within a reasonable timeframe.
  • Identifies facilities deficiencies and recommends remedies.
  • Works mandatory overtime as needed.
  • Provides escorts to contractors on-site.
  • Assists with room set-ups and furniture movement.
  • Performs inspections and makes necessary repairs when units are vacated.
  • Conducts daily general inspections of the assigned building(s) and reports findings to the Maintenance Supervisor.
  • Performs preventative maintenance assignments on time.
  • Submits requests for proper material/supplies to complete repairs.
  • Consult with Maintenance Supervisor daily on the progress and impending issues.
  • Displays knowledge, skills, and quality workmanship always.
  • Snow and ice preparation and remediation, which may include shoveling, use of applying sand, ice melt, salt, or a similar product
  • Participation in a 24-hour emergency on-call rotation to respond to facilities emergencies at the community
  • Other duties as assigned.


Qualifications:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.   • High school diploma or general education degree (GED).
  • 1-2 years of general maintenance experience.
  • Prior experience with plumbing, electrical, HVAC, carpentry, and painting.
  • Must have troubleshooting and diagnostic skills.
  • Knowledge of acceptable safety practices, materials handling and inventory control.
  • Demonstrate proficiency in verbal communication.
  • Possess strong customer service skills.
  • Ability to move and lift to 50lbs and navigate up and down stairs.
  • Excellent attention to detail and organizational skills.
  • Ability to participate in an on-call rotation and respond to campus within 30 minutes for after-hours emergencies.
