Job Title: Facilities Technician 

Reports To: Facilities Operations Manager

Location: South Campus Commons | University of Maryland

Compensation: $25.00 - $27.00 per hour and comprehensive benefits package

FLSA Status: Non-Exempt


Summary

The Facilities Technician is responsible for supporting the day-to-day maintenance, repair, and operational needs of a student housing community to ensure a safe, clean, and well-maintained living environment for residents. This position performs a wide range of interior and exterior maintenance duties, including preventive maintenance, work order response, inspections, building system support, unit turnover repairs, and emergency response services.

The Facilities Technician is expected to complete maintenance requests in a timely and professional manner while maintaining high standards of safety, quality, and customer service. Responsibilities include general plumbing, electrical, HVAC, appliance repair, painting, carpentry, furniture repair, grounds support, and routine inspections of residential and common areas. This role also participates in a rotating 24-hour emergency on-call schedule and supports operational needs during peak turnover periods. The ideal candidate demonstrates strong technical skills, attention to detail, reliability, and a service-oriented approach while projecting a professional image in all interactions with residents, contractors, campus partners, and team members.

Essential Duties and Responsibilities

Facilities Operations

  • Complete interior and exterior maintenance projects as assigned by the Manager-Facilities Operations, ensuring repairs are completed safely, efficiently, and to established quality standards 
  • Respond to maintenance requests and service calls within established response time expectations, including completion of assigned work orders and documentation of completed tasks 
  • Identify and communicate unresolved maintenance issues or recurring concerns to supervisors, including recommendations for corrective or preventive solutions 
  • Perform preventive and routine maintenance to support the safe, efficient, and reliable operation of residential facilities and building systems 
  • Conduct regular inspections of assigned buildings, residential units, and common areas to identify maintenance needs, safety concerns, and operational deficiencies 

Building Systems & Repairs

  • Maintain and service building systems, including lighting, alarm panels, and basic mechanical equipment 
  • Conduct routine testing and inspection of safety systems, including emergency lighting, exit signage, fire alarm devices, elevators, and generators 
  • Perform general maintenance and repair work including plumbing, appliance repair, HVAC troubleshooting and repairs, minor electrical work, painting, carpentry, and furniture repair 
  • Complete apartment turnover repairs and preparations, including hardware replacement, fixture repairs, and unit inspections following resident move-out 
  • Assist with minor exterior maintenance and grounds-related projects as needed 

Tools, Equipment & Safety

  • Safely operate and maintain hand and power tools required to complete maintenance assignments 
  • Clean, organize, store, and maintain tools, equipment, and work areas following completion of tasks 
  • Follow established safety procedures, operational guidelines, and maintenance protocols to ensure a safe environment for residents, staff, and contractors 

Emergency Response & Operational Support

  • Participate in a rotating 24-hour emergency maintenance on-call schedule and respond to emergency calls within required response times 
  • Support operational needs during peak turnover periods, including mandatory overtime as required 
  • Escort contractors and vendors as needed to support maintenance and project activities 
  • Assist with room setups, furniture movement, and other operational support tasks as assigned 

 Administrative Responsibilities

  • Complete required reports, inspection documentation, and operational paperwork
  • Maintain accurate maintenance records and communicate effectively with supervisors regarding ongoing work and operational needs 
  • Perform additional duties and special projects assigned to support community operations and resident satisfaction 
Qualifications

  • High school diploma or General Education Degree (GED) required 
  • 1-2 years of property maintenance experience
  • Experience or working knowledge in HVAC, plumbing, electrical, appliance repair, carpentry, or related maintenance trades
  • Demonstrated ability to work collaboratively as part of a team while contributing to a positive, respectful, and service-oriented work environment 
  • Must have professionalism, adaptability, and the ability to work respectfully and collaboratively with team members, students, vendors, and campus partners. 
  • Ability to remain flexible, dependable, and solution-oriented while managing multiple responsibilities and responding to changing priorities 
  • Strong organizational skills with the ability to complete assignments efficiently, follow through on responsibilities, and meet established deadlines 
  • Ability to follow written and verbal instructions and apply sound judgment in routine maintenance and operational situations 
  • Demonstrated problem-solving skills with the ability to identify issues, collaborate on solutions, and respond effectively to maintenance concerns 
  • Must be able to participate in an on-call rotation schedule and respond to emergency calls within 30 minutes of the campus 
  • Position requires to stand, walk, climb stairs, inspect facilities, use hands to handle tools or equipment, communicate verbally, and operate office technology. 
  • The employee may occasionally bend, stoop, kneel, crouch, or lift and move materials up to 50 pounds.
